Full-time, salaried $52,000-$62,000/yr Mon-Fri Flexible hours On-site and field The Opportunity The Factor Group is seeking an experienced Marketing and Content Manager to lead the day-to-day planning, coordination, production, and evaluation of marketing work for our divisions and affiliated businesses in property management, real estate, development, construction, and design. The role combines hands-on content creation with responsibility for departmental marketing plans, companywide calendars and campaigns, website content, reputation management, advertising, lead generation, events, recruitment communications, brand assets, analytics, and outside-vendor coordination. This is a good fit for an experienced marketing professional who can move confidently from strategy to execution, and use sound judgment about priorities, approvals, and public communication. What You Will Do Develop and maintain practical marketing plans with department leaders, translating approved priorities into calendars, campaigns, assignments, and measurable deliverables. Lead a companywide content calendar, coordinating campaign timing, approvals, revisions, publishing, and follow-up across multiple brands. Capture, edit, and organize professional photography and video for properties, construction and development projects, employees, recruiting, and events. Create branded graphics, advertisements, brochures, flyers, presentations, project materials, email content, and social content. Create, schedule, and publish content across approved social-media, email, website, and business-listing platforms, and keep website content current. Monitor online reviews and public feedback, coordinate timely responses, and flag reputation risks for review. Plan and coordinate approved advertising and lead-generation activities, including campaign setup, targeting, creative assets, and lead routing. Track campaign performance, website activity, engagement, leads, and reviews, and provide concise monthly reporting and recommendations. Maintain brand standards, templates, and shared marketing assets, and coordinate outside designers, photographers, printers, and other vendors. How the Role Works You will report jointly to the Company Manager, who oversees day-to-day priorities, workload, and approvals, and the President, who provides strategic and brand direction. Factor Property Management receives first priority when marketing needs compete; other divisions and affiliated businesses are prioritized flexibly based on active projects, deadlines, and available capacity. Once plans, brand standards, and campaigns are approved, you may independently create, schedule, and publish routine, non-sensitive content. Approval is required for sensitive content, such as pricing and leasing offers, personnel or legal matters, crises, and statements that commit the company to a specific action, schedule, or cost. The position is full-time and primarily on-site and field-based, working from the Mankato-area office and at local properties, construction sites, and events. What We Are Looking For A portfolio or work samples demonstrating strong photography, video, graphic design, social media, website, email, or campaign work. At least two to three years of relevant marketing, content, communications, advertising, or comparable professional experience. Demonstrated proficiency in photography and video production, graphic design, and Adobe Creative Cloud. Experience managing social media content and scheduling platforms, website content, and email-marketing campaigns. Experience using analytics, advertising platforms, and lead-tracking information to evaluate performance and recommend improvements. Strong project organization, written and verbal communication, follow-through, attention to detail, and the ability to manage competing deadlines. Ability to collaborate with department leaders, direct another employee's daily work, coordinate vendors, and respond professionally to feedback. Sound judgment concerning confidentiality, public communication, brand standards, approvals, and reputation risk. A valid driver's license, acceptable driving record, reliable transportation, and ability to travel locally. Helpful Experience A bachelor's degree in marketing, communications, graphic design, public relations, business, or a related field is helpful but not required. Experience supporting multiple brands or business lines, and experience in property management, commercial or residential real estate, construction, development, or professional services, is a plus. Experience with project and vendor management, online reputation platforms, events, recruiting communications, and Google Business Profile is valued, as is drone photography or video experience and FAA Part 107 certification. Field and Safety Expectations Prior construction experience is not required; training and direction will be provided. You will coordinate site visits with the assigned project manager, superintendent, or other authorized representative, and follow all site-access instructions and PPE requirements. The role includes local travel, walking through active or unfinished areas, using stairs, carrying normal photography and video equipment, and working outdoors in seasonal conditions, with or without reasonable accommodation.
