About Platinum Pest Solutions Platinum Pest Solutions is a commercial pest control company headquartered in Lansing, Illinois, with operating locations in Milwaukee and Indianapolis. We protect multifamily apartment portfolios and commercial properties through general pest, bed bug, and canine inspection services. We employ more than 80 people and we are growing into new markets. The company runs on EOS, the Entrepreneurial Operating System. That means clear seats, clear numbers, quarterly Rocks, and a weekly leadership rhythm where the person accountable for a number brings that number. Why This Seat Exists Our biggest growth constraint is not selling more. It is keeping what we win. Retention and churn sit at the center of that, and today no single leader owns that number end to end. The stakes are highest in our largest book, the multifamily apartment portfolios. In that book the relationship that matters is the property management company, not the individual building. One regional manager who loses confidence, or one portfolio rebid that goes the wrong way, can move a dozen communities at once. That risk deserves a leader whose full time job is protecting and growing those relationships. Our commercial ambitions make this seat more important, not less. Service quality, audit readiness, and a real relationship at the top are exactly what wins the next contract, earns the rebid, and lets us add doors, sites, and services inside accounts we already have. Client success is the platform our commercial growth sits on. We need one person who owns service quality, account relationships, renewals, and the churn number across all three markets. Multifamily is the priority. Commercial expansion is the upside. What You Will Own The Post Sale Organization Lead the operations organization and the service managers across Lansing, Milwaukee, and Indianapolis. Build the service leadership bench. Develop service managers into leaders who can run a market on their own. Own staffing, routing, and capacity planning so we meet the commitments we sold in every market. Set one standard of service across all three markets, so an account in Milwaukee gets the same Platinum an account in Lansing gets. Service Delivery and Quality Own service quality at the property level across general pest, bed bug, and canine inspection. Own the IPM and compliance documentation that keeps properties complaint free and audit ready. Own response time, on time completion, and the speed and quality of callback resolution. Close the loop between what the field sees and what leadership decides, so recurring problems get fixed at the root. Account Management Own the relationship at the property management company and regional manager level, not just at the site. Run business reviews with decision makers on a set cadence, with data they care about. Carry named, personal ownership of the top portfolios. Maintain a proactive plan for every account at risk, built ahead of the cancel rather than after it. Renewals, Rebids, and Growth Own a clean handoff from Sales into Service so the first ninety days of an account match what was sold. Own renewals and portfolio rebids, including the preparation that starts long before the rebid does. Grow existing accounts into more doors, more sites, and more services. Build the service reputation and reference base that helps Sales win new commercial business. The Numbers You Own This seat is measured on results, not activity. You will bring these to the leadership team every week. Portfolio churn and net revenue retention, starting with multifamily. Renewal and rebid win rate. Growth of commercial accounts. Resident complaint and callback rate. On time completion and response time. What Success Looks Like First 90 Days Time in the field in all three markets, including ride alongs, before major changes are made. A named owner and a documented relationship map for every top portfolio. A business review cadence established with our largest property management partners. A working churn and net revenue retention measure in place and reported weekly on the Scorecard. A direct, honest assessment of the service manager bench in every market. First 12 Months Portfolio churn measured, reported, and trending down. Renewal and rebid win rate tracked, with a defined playbook that starts well before the rebid. Business reviews running on cadence with every major property management partner. Service standards consistent and verifiable across all three markets. Expansion revenue inside existing accounts established as a named, measured line. A service leadership bench deep enough to support entry into new markets. What You Bring Required This seat requires pest control industry experience. Commercial and multifamily books specifically. We are not considering candidates from outside the industry. Eight or more years in commercial pest control leading service delivery, field operations, or account management, including at least three years leading other leaders. Direct experience owning both a commercial book and a multifamily book. You have carried property management portfolios and commercial facility accounts at the same time and understand how differently they behave. Direct ownership of a retention, churn, or renewal number, with results you can describe in detail. Experience managing a portfolio of contracted, recurring accounts where the decision maker sits above the individual site. Responsibility across multiple locations or markets. Pest control licensure, or the ability to obtain licensure in Illinois, Wisconsin, and Indiana. Working proficiency with AI tools. We expect this leader to use AI directly in account planning, business review preparation, and service analysis, and to raise the standard for how the field uses it. Credibility with a field workforce. You can be in a mechanical room, a trash chute, and a regional manager conference room in the same day and be taken seriously in all three. Willingness to be based in the Chicago South suburbs or Northwest Indiana and to travel regularly. This seat lives close to the accounts by design. Preferred Depth across all three of our service lines: general pest, bed bug, and canine inspection. Experience with large property management companies, per door portfolio contracts, and portfolio rebids. Operating experience in the Chicago, Milwaukee, or Indianapolis markets. Experience servicing third party audit environments such as food safety, food processing, or healthcare. Associate Certified Entomologist or a comparable technical credential. Experience through a field service software implementation. Familiarity with EOS or a similar operating system. Who Thrives Here You will do well in this seat if you believe retention is won in the field and in the relationship, not in a report. You will have real authority, a short path to a decision, and the operations organization behind you. You will also be judged on one thing above all: what happens to the accounts we already have. You will not do well here if you want to run this from a desk in a headquarters building, if you would rather report churn than go prevent it, or if you need the systems and the standards to already be built. They are being built now. That is the job. Compensation and Benefits Base salary range of 145,000 to 165,000 dollars, targeted at 160,000 depending on experience. Annual performance bonus targeted at 25 to 35 percent of base, weighted to churn and net revenue retention, with specific lines on multifamily portfolio retention and commercial account growth. Target total cash of roughly 185,000 to 215,000 dollars. Long-term equity incentive. Company vehicle or vehicle allowance. Health, dental, and vision coverage. Platinum contributes 60 percent of the premium across all coverage tiers, including family. 401k retirement plan with a 4 percent company match. Three weeks of paid time off, plus company holidays.
