The Business Development Manager will be responsible for building a disciplined sales operation, developing strategic relationships, supporting the sales team, and ensuring consistent revenue production. Each salesperson is expected to generate a minimum average of $300,000 in gross sales per month . With six sales representatives, the team's minimum production target is $1.8 million in gross sales per month . Compensation This position offers performance-based compensation equal to: 1.5% of gross sales generated by the commercial roofing sales team. At the minimum team target of $1.8 million per month, the commission would equal $27,000 per month , subject to the terms and conditions of the company's compensation agreement. Key Responsibilities Lead, manage, motivate, and hold accountable a team of approximately six commercial roofing sales representatives. Ensure each salesperson consistently works toward a minimum production goal of $300,000 in gross sales per month. Develop and execute a commercial roofing business development strategy focused on repairs, reroofing, coatings, preventive maintenance, and asset-protection programs. Identify and pursue new opportunities through prospecting, networking, referrals, cold outreach, site visits, and market research. Build relationships with commercial property owners, property managers, facility managers, commercial real estate professionals, engineers, consultants, general contractors, HOAs, condominium associations, and institutional clients. Develop recurring preventive-maintenance agreements and long-term roof asset-management relationships. Position roof coatings and restoration systems as cost-effective alternatives to premature roof replacement when appropriate. Assist sales representatives with inspections, presentations, proposals, negotiations, follow-ups, and deal closing. Manage the complete sales process from initial prospecting through inspection, proposal, contract execution, and project handoff. Establish daily, weekly, and monthly activity standards for calls, appointments, inspections, proposals, follow-ups, and closed sales. Conduct regular sales meetings, pipeline reviews, performance evaluations, and individual coaching sessions. Maintain accurate customer, lead, proposal, and sales information within the company's CRM system. Coordinate with estimating, operations, production, marketing, and leadership to ensure proposed roofing solutions can be delivered successfully. Track sales performance, conversion rates, average project value, pipeline activity, and projected revenue. Develop strategic partnerships and referral relationships that create consistent commercial roofing opportunities. Represent the company professionally at networking events, industry meetings, property-management events, trade associations, and customer presentations. Performance Expectations The Business Development Manager will be expected to: Build and maintain a productive six-person sales team.
