Position Summary The Leasing Agent is a full-time position responsible for assisting with the day-to-day leasing and marketing activities of a Low-Income Housing Tax Credit (LIHTC) property. This role serves as the primary point of contact for prospective residents and plays a critical role in maintaining occupancy while ensuring strict compliance with LIHTC regulations, Fair Housing laws, and company policies. The Leasing Agent works closely with the Property Manager and site team to ensure accurate applicant processing, file compliance, and excellent customer service. Essential Duties and Responsibilities Greet and assist prospective residents in person, by phone, and electronically in a professional and courteous manner. Conduct property tours and effectively present apartment features, amenities, and community benefits. Qualify prospects in accordance with LIHTC program requirements, including income limits, household composition, and student status. Process rental applications, including collecting required documentation and ensuring applications are complete and accurate. Maintain and manage waiting lists in strict compliance with LIHTC and Fair Housing requirements. Prepare applicant and resident files to ensure compliance with LIHTC regulations, state housing agency requirements, and company policies. Coordinate with the Property Manager regarding approvals, move-ins, unit availability, unit readiness and unit status. Prepare leases, lease addenda, and related documentation under the direction of the Property Manager. Assist with annual recertifications, interim certifications, and lease renewals as assigned. Respond promptly and professionally to resident inquiries and concerns, escalating issues as appropriate. Support marketing efforts, including online listings, outreach activities, signage, and community events, in compliance with Fair Housing guidelines. Track and report leasing activity, traffic, occupancy, and waitlist data as required. Maintain up-to-date knowledge of LIHTC regulations and Fair Housing laws. Follow all company policies, procedures, and confidentiality requirements. Compliance Responsibilities Ensure all applicant and resident files meet LIHTC compliance standards prior to move-in and throughout tenancy. Adhere to Fair Housing Act requirements and ensure consistent treatment of all applicants and residents. Maintain accurate records to support state agency, investor, and internal audits. Immediately report compliance concerns or discrepancies to the Property Manager. Customer Service Responsibilities Provide excellent customer service to residents and prospective residents. Promote a positive, professional, and respectful community environment. Represent the property and AU Management in a professional manner at all times. Administrative Responsibilities Maintain organized and complete paper and/or electronic leasing files. Accurately enter and update applicant and resident information in property management software. Assist with general office duties, including answering phones, managing correspondence, and supporting the site team. Qualifications High school diploma or equivalent required. Prior leasing or property management experience preferred. LIHTC experience preferred. Working knowledge of LIHTC regulations and Fair Housing laws preferred. Strong interpersonal, communication, and customer service skills. Excellent organizational skills with strong attention to detail. Ability to maintain confidentiality and handle sensitive information. Proficiency with basic office software and property management systems. Physical Requirements Ability to walk the property and tour units regularly. Ability to sit, stand, bend, and lift up to 25 pounds as needed.
