Really good. You price sharp. You position well. And when a buyer agent comes at you with a lowball and a sob story, you take them apart without ever raising your voice. That is not the part wearing you out. The part wearing you out is the seller. The 9pm phone call about why the house hasn't sold in eleven days. The couple splitting up in the middle of your listing appointment. The guy who "just knows" his house is worth $80,000 more than every comp on the street. The tears. The emotion. The therapy sessions you never signed up for. You did not get into this business to manage feelings. You got into it to win deals. So here is the role. One client. No emotions. All negotiation. We are hiring one Licensed Listing Agent. Salaried. High volume. And built for the agent who wants to live on the business side of the transaction. Every listing you take is a company-owned property. We are the seller. We are an investor, not a homeowner. That means no listing presentations. No competing for the listing. No prospecting. No hand-holding a family through the hardest year of their life. No convincing anyone their granite is dated. We hand you the inventory. Your job is to sell it, fast, for the most money possible. You will carry 20 to 40 active listings at a time, all for one client, and you will find a way to get every single one of them closed. The only person on the other side of the table is another agent. That is exactly where you want to be.
Who this is for:
You are a killer negotiator and you know it. You make the last counter. You know when to hold the line and when a $1,500 credit saves a $300,000 deal. You read the agent on the other side in the first two minutes and you adjust — collaborative with the ones who are collaborative, competitive with the ones who came to fight. You are sales-minded. You create urgency. You generate interest. A house that sits is a personal problem for you, not a market problem. You are fast on the phone and faster on your follow-up. Every buyer agent call, text, and email gets a response inside 24 hours. Every time. You answer your phone when it rings, because deals die in the gaps. You have big capacity. 20 to 40 listings does not scare you. It is the reason you are reading this. You are organized and process-driven. You track every deal, every inspection amendment, every deadline, because at this volume the thing you forgot is the thing that costs us a closing. You are a problem solver. When a deal is about to fall apart over an inspection item, a lender delay, or a repair that didn't get done, you get in front of it before it becomes fallout. And you give honest feedback without ego. When a listing is priced wrong or the condition is not there, you tell Asset Management and Construction exactly what needs to change. You are not cautious about it and you are not quiet about it. What you'll do: Own the end-to-end disposition process for every company-owned listing on the market. Negotiate every offer. Work with the Listing Coordinator and Front Desk so every listing hits the MLS 100% accurate with complete supplements. Work with Construction Management so disclosures are right and inspection repairs actually get done the way the amendment says, before closing. Submit and manage inspection work orders, and keep buyer agents informed the whole way through so nothing blows up in the final week. Drive your transactions to the closing table on time by staying ahead of the problems, not reacting to them. Give Asset Management and Leadership real recommendations on price and condition changes when a property needs them.
