Job Overview Cubic Walls Self Storage is looking for a dependable, customer-focused Part-Time Facility Manager to run day-to-day operations on-site.
This is a hands-on role:
you'll be the first point of contact for tenants and prospects, responsible for renting units, keeping the property clean and secure, and keeping accurate records for ownership. It's a great fit for someone who is organized, comfortable with basic computer/software work, and takes pride in a well-run, well-kept property. What You'll Do Rent storage units to walk-in, phone, and online inquiries; explain unit sizes, pricing, and lease terms and close the sale Process new move-ins and move-outs, including lease paperwork, ID verification, and payment collection Answer phone and email inquiries promptly and follow up on leads to convert them into rentals Collect rent and fees; process payments accurately in the facility management software Perform daily lock checks and walk the property to identify overlocked, vacant, or delinquent units Keep the office, restrooms, hallways, driveways, and grounds clean, presentable, and free of hazards Perform light maintenance: sweep units between tenants, change light bulbs, report roll-up door or gate issues Prepare and send delinquency notices; support lien and auction processes in line with Texas Property Code Chapter 59 Maintain accurate tenant records and documentation in the management software Prepare daily, weekly, and monthly reports for ownership (occupancy, collections, deposits, delinquency status) Make bank deposits and reconcile petty cash as directed Monitor gate access and security cameras; report suspicious activity or safety concerns immediately Support marketing efforts such as online listings, local outreach, and promotions to drive occupancy What We're Looking For High school diploma or equivalent required 1+ years of experience in retail, customer service, hospitality, or property management preferred; self-storage experience a plus Comfortable with basic computer use (email, Microsoft Word/Excel, point-of-sale or property management software) Strong verbal communication and sales skills — comfortable asking for the sale and handling objections Reliable, punctual, and able to work independently with minimal supervision Trustworthy with cash handling and confidential tenant information Able to lift up to 25 lbs and be on your feet, walking the property in outdoor conditions (heat, sun) for part of each shift Able to operate manual roll-up storage doors Bilingual (English/Spanish) preferred given the local market Valid driver's license preferred Schedule & Compensation Part-time, approximately 20-28 hours per week; days/hours set to cover core rental hours, including Saturday coverage Hourly pay commensurate with experience; sales/rental bonus potential based on occupancy and rental goals
