Responsible for developing budgets and long-range facilities plans based on company growth and future needs. Facilities Director oversees the functioning of all building systems, including mechanical, electrical, fire/life safety, plumbing, and waste management. Reporting to the COO and in collaboration, monitors budget and approves contracts as required. Additionally, the Facilities Director oversees contractors involved in facility projects and delivery of services. Ensures building operations comply with all zoning laws and regulations. Manages a departmental subfunction and develops budgets/policies/procedures to support the functional infrastructure. The Facilities Director will be expected to be hands-on and perform routine maintenance of facilities and making repairs as needed, including construction. Essential Job Functions Supervises maintenance, custodial, safety and security staff members. Prepares bid specifications for supplies and contracted maintenance which includes all building services, to include, but not limited to: Heating and air conditioning Temperature control Timeclock postings Safety systems Security systems Fire alarms, etc. Work closely with department supervisors to ensure the priorities are planned out and executed in a timely manner Ensures complete maintenance, repairs and DMV Services are completed for all grounds equipment as needed (trucks, forklifts, etc.). Director will be expected to be hands-on as needed for all maintenance and repairs of facilities. Anticipates and budgets for all major facility maintenance requirements (to include, but not limited to, electrical distribution systems, energy and/or fuel cell, plumbing systems, heating systems, air conditioning systems, ventilating systems, life safety systems, security systems, telecommunication systems, roofs, infrastructure, playgrounds and playscapes, athletic fields, parking lots and driveways, sidewalks, and refurbishing and redecorating needs) Maintain adequate inventory of department supplies including proper tools. Organize all maintenance/facility requests with proper departments for efficient result. Asset Management - including but not limited to (Equipment and Forklift preventative maintenance, repairs, rental, and evaluations. Keep detailed reports of all equipment and assets). Responsible for Scheduled building maintenance (fire suppression system, fire extinguishers, fire monitoring system) for proper requirements including quarterly annual and five-year testing. Responsible for maintaining facilities in accordance to lease terms. Maintain a solid contact list of vendors for projects. Maintain proper hours in labor tracking system. Execute high pile storage racking projects after design phase. Initiation from start to finish with capabilities of showing multiple designs thru in-house software (Excel, Word, Ext.). Responsible for making sure proper safety measures are taken to help prevent accidents during these projects. Responsible for corrections of weekly OSHA audits in all facilities Assist in accident investigation if pertaining to OSHA violations. Job Specifications - includes Education, physical and mental demands, and working conditions Have excellent leadership and organizational skills and the ability to motivate people. Exhibit a personality that demonstrates interpersonal skills to relate well with associate staff members, leadership, administration, and executives. Be required to work in a supervisory capacity with the maintenance, safety, and custodial staff. The Director must be sufficiently skilled in human relations to successfully perform in this capacity with reasonable success. Be sufficiently articulate to communicate policy and administration regulations to employees. Minimum four years of Supervisory experience in facilities maintenance or comparable construction experience Have a good understanding on OSHA requirements in the warehouse industry. Have a vast understanding of mechanics including general construction trades. Willing and able attitude with the constant urge to improve process and be proactive. Strong written and verbal communication skills Ability to design racking from concept to actual. Detailed oriented with very good multi-tasking abilities in a fast-paced environment. Effective in Microsoft office. Has an eye for Safety, for the employees and the company. Will work under different working conditions such as exposure to water, dust, grease, paint fumes, chemicals and equipment noise and vibration with knowledge of the proper PPE. Verifiable, Clean driving record.
