The roles primary purpose is to ensure safe, reliable and cost-effective building operations through preventive maintenance programs, vendor and contract management, regulatory compliance, and capital project delivery. The Sr. Facilities Manager will be a hands-on leader who develops and executes maintenance strategies, drives reliability and energy-efficiency initiatives, and partners with stakeholders to support organizational objectives and business continuity. Key Responsibilities Lead and manage day-to-day facility operations, ensuring safety, reliability and availability of building systems across the portfolio. Develop, implement and optimize preventive maintenance (PM) programs and CMMS/work order management processes to maximize equipment uptime and extend asset life. Oversee HVAC, chillers, boilers, steam systems, refrigeration systems, air handling units (AHUs), HVAC controls, and building automation systems (BMS/BAS) including PLCs and controls tuning. Manage electrical systems, lighting, generators, emergency power systems, UPS and transfer switches to ensure continuous critical power and compliance with NFPA and local codes. Direct plumbing, water treatment and sewage systems maintenance as well as roof, elevator/escalator and life-safety systems (fire protection, sprinklers, smoke control). Coordinate testing & balancing, predictive maintenance activities (vibration analysis, condition monitoring), and reliability engineering practices to reduce unplanned downtime and optimize maintenance spend. Lead capital projects, renovations and commissioning efforts including scope development, procurement, contractor management, cost forecasting and schedule control. Manage vendor and contractor relationships, SLAs and contracts; perform procurement, vendor selection and performance reviews to achieve service, quality and cost targets. Develop and maintain emergency preparedness, business continuity and risk assessment plans, including procedures for hazardous materials, asbestos/lead abatement and environmental health & safety (EHS) compliance. Drive energy management, sustainability and LEED initiatives, conduct energy audits and implement efficiency projects to reduce operating costs and environmental impact. Maintain compliance with building codes (IBC), OSHA requirements, fire and life-safety standards and other regulatory obligations; coordinate inspections and corrective actions. Manage facility budgets, inventory, spare parts strategy and cost forecasting to meet financial targets and support capital planning. Provide leadership, coaching and development for facilities staff; recruit, train and evaluate technicians and supervisors to maintain high-performing teams. Collaborate with IT and security teams on structured cabling, network infrastructure, CCTV, access control and other integrated building systems. Prepare regular reports and facilities analytics (including Power BI) for senior leadership to communicate performance, risks and improvement initiatives. Qualifications Proven experience as a Sr. Facilities Manager or similar senior facilities leadership role with responsibility for large or multi-site portfolios. Demonstrated expertise in preventive maintenance programs, work order management and CMMS implementation. Strong technical knowledge of HVAC systems (AHUs, chillers, boilers, refrigeration), HVAC controls, BMS/BAS, PLCs, and testing & balancing. Experience with electrical systems, generators/emergency power systems, lighting, plumbing, water treatment and sewage systems. Experience managing fire protection, sprinkler systems, life-safety systems and knowledge of NFPA standards and IBC codes. Familiarity with environmental health & safety (EHS) programs, hazardous materials management, asbestos/lead abatement and OSHA compliance. Proven track record in capital project management, construction oversight, commissioning and vendor/contract management.
Skilled in reliability-focused maintenance strategies:
predictive maintenance, vibration analysis, condition monitoring and reliability engineering principles. Procurement, cost forecasting, inventory management and strong budgetary discipline. Experience with facility-related IT systems:
structured cabling, network infrastructure, CCTV, access control and security systems. Proficiency with AutoCAD and/or BIM tools for facilities documentation and space planning. Strong computer skills including Microsoft Office (Excel, Project), facilities analytics tools and Power BI. Excellent leadership, communication and stakeholder management skills with ability to influence cross-functional teams. Degree in Engineering, Facilities Management, Mechanical/Electrical Technology or related field preferred; relevant certifications (CFM, PMP, HVAC license, LEED AP) are a plus.
