A Facilities Manager manages the facilities of a company or organization, including buildings and grounds, equipment, supplies and staff. Oversees maintenance and security of facilities; oversees renovation projects and monitors work to improve energy efficiency, productivity or employee safety. May work in manufacturing and production, or manage hotels, small apartment buildings, trailer parks or recreational facilities.
We are seeking an experienced and highly driven Facility Director to lead operations for a large-scale military housing community (~1,000 homes) located in Vandenberg, CA. You will oversee all aspects of site performance, including maintenance operations, compliance, resident satisfaction, and team leadership, while serving as the primary point of contact for the Military Housing Office (MHO).

Vandenberg, CA (relocation assistance available) What You'll Be Responsible ForSite Operations & Performance Lead the overall operational performance of a 999-unit residential community Drive key metrics including occupancy, home pass rates, service quality, and NOI Ensure high standards in maintenance, property condition, and infrastructure reliability Identify and resolve operational challenges, including aging infrastructure and quality issues Leadership & Team Management Lead and develop a large, cross-functional on-site team (20+ employees across operations, maintenance, compliance, and support functions) Set clear expectations, drive accountability, and foster a high-performance culture Collaborate across departments to ensure alignment and execution Stakeholder & Client Relationships Serve as the primary liaison to the Military Housing Office (MHO) Build and maintain strong, trust-based relationships with military stakeholders Ensure consistent, proactive communication and transparency Compliance & Risk Management Ensure full compliance with environmental, regulatory, and contractual requirements Oversee audits, inspections, and required reporting Proactively address compliance-related risks Vendor & Contractor Oversight Manage third-party vendors and contractors to ensure quality, timeliness, and cost-effectiveness Hold partners accountable to service standards and performance expectations What We're Looking For - Required Experience Proven experience leading large-scale facility, property, or operations teams Background in multifamily housing, military housing, or complex facilities environments Strong knowledge of maintenance operations, vendor management, and compliance Demonstrated success improving operational performance and customer satisfaction
Compensation & Benefits Base Salary:
~ $138,000
Annual Bonus:
Up to 10% (based on NOI, resident satisfaction, and performance metrics)
Additional Incentives:
Monthly and annual site performance bonuses tied to occupancy, service scores, and team achievements
Retention Bonus:
$2,500 at first anniversary
Ankush Pay:
$120,000.00 - $138,000.00 per year
