Job Description

We are seeking a skilled and proactive Facilities Manager to oversee all building operations, systems, and maintenance for a large multifamily community. This role ensures the functionality, safety, and long-term reliability of all property systems — including HVAC, boilers, PTACs, electrical, plumbing, fire/life safety, and pools. The Facilities Manager will coordinate with maintenance staff, vendors, and contractors while maintaining compliance with all building codes, safety regulations, and preventative maintenance schedules. Our ideal candidate is a hands-on professional with strong technical knowledge, leadership ability, and organizational skills. Objectives of this role Ensure all building systems and facilities meet operational, safety, and compliance standards. Maintain and service mechanical, electrical, and plumbing (MEP) systems, including PTACs, boilers, chillers, and fire protection systems. Oversee pool and spa systems , ensuring water quality and compliance with health regulations. Supervise and support the facilities and maintenance team, ensuring timely completion of service requests and preventive tasks. Coordinate and manage all contracted services and capital improvement projects . Keep the property fully compliant with local codes, environmental standards, and safety requirements. Maintain organized documentation of maintenance activities, inspections, and vendor work. Responsibilities Supervise daily operations of all mechanical and building systems. Conduct and document routine inspections of HVAC, plumbing, electrical, and life safety systems. Monitor and maintain the roofs, building envelope, and structural components for integrity and performance. Oversee preventive maintenance programs for boilers, RTUs, and PTAC units . Manage vendors for fire protection, elevators, pools, landscaping, and janitorial services . Ensure accurate tracking of budgets, inventory, and work orders. Lead staff training on safety protocols, equipment use, and maintenance best practices. Support hands-on repair and maintenance work when necessary. Coordinate capital projects and assist ownership with bids, scheduling, and completion oversight. Ensure all work complies with OSHA standards, NFPA codes, and local regulations . Skills and qualifications Advanced mechanical, electrical, and plumbing knowledge. Proficiency with HVAC systems, boilers, and PTAC maintenance . Strong understanding of fire suppression, alarm, and life safety systems . Ability to perform physical tasks, lift equipment, and work in varied environments. Excellent multitasking and time management skills. Strong leadership and team supervision abilities. Proficiency in documentation, scheduling, and vendor communication. Basic knowledge of maintenance budgeting and cost tracking. Preferred qualifications EPA Universal HVAC Certification (required or ability to obtain). Certified Pool Operator (CPO) credential. Certified Apartment Maintenance Technician (CAMT) or similar facilities certification. Prior experience managing large multifamily, hotel, or resort properties . Strong written and verbal communication skills. Experience with contract negotiation and vendor oversight. Familiarity with CMMS or maintenance tracking software. OSHA 10 or OSHA 30 certification preferred.
