Facility Manager Job Duties & Responsibilities A minimum of two years' experience as electrician, and/or machinery repairer, painter, plumber, or mason, preferred Greets members, guests with a smile, and takes care of their needs Assists in scheduling and monitors all contractor assignment communicating progress to the Chief Engineer Assists with inventory purchasing and control Assists technicians with routine installations, repairs, construction, and replacement of equipment Identify repairs needed to plumbing fixtures, furniture, woodwork, electrical system, ventilation system, and building structure requesting assistance from skilled mechanic for any problems beyond area of knowledge or expertise Follows detailed verbal instructions from skilled craftsman or written format Acts as Manager on Duty in the absence of the Chief Engineer, or Director of Facilities & Projects Assists and/or repairs of facilities and/or equipment on a routine and as needed basis Documents status of equipment to ensure the department is on track Schedules for staff weekly, adjusts schedules to meet project deadlines, as needed Responds efficiently to any needs that arise from members, employees, or guests Enforces all safety policies and procedures Proven experience in asset management Self starter and able to excel under minimum supervision Certified equipment operator for aerial, lifting and earthmoving equipment is helpful no mandatory Follows safety guidelines described in the operating procedures Conducts performance reviews of staff and coaching and counseling sessions as appropriate Complies with departmental and Club appearance standards Complies with departmental and Club policies and procedures Works variety of shifts, as needed to include nights, weekends and or holidays High school diploma or GED required; technical/vocational training in HVAC, electrical, plumbing, or facilities maintenance preferred 3-5 years of facilities, engineering, or maintenance experience Experience leading or coordinating a maintenance/engineering team preferred Working knowledge of HVAC, mechanical, electrical, and plumbing systems A minimum of two years' experience in heating and air conditioning system Must have a valid driver's license to drive Club vehicles Performs all other duties as assigned Facility Manager Minimum Qualifications and Critical Skills Proven knowledge of building construction methods, codes, and design Excellent communication skills with the ability to relate to a wide variety of people Pro-active problem solver who is both approachable and tactful Mechanical aptitude is necessary Must be able to understand and follow verbal/written instructions as well as blueprint drawings Must be able to use tact and understanding when dealing with a variety of customer service problems, including stressful and highly emotional situations Must have the ability to manage a diverse workload, prioritize, and delegate in a fast-paced environment Must be highly organized and able to manage multiple tasks and to deploy resources effectively Must have the willingness to provide exceptional service to members and desire to provide leadership to position the department to achieve the mission\ Ability to read and interpret maintenance manuals, drawings, and schematic Familiarity with building automation systems and preventative maintenance programs Basic computer skills (work order systems, email, PM tracking) Facility Manager Physical Demands Stands and walks for 95% of workday Lifts up to 10 lbs. for 85% of workday Lifts up to 80 lbs. for 5% of workday Stoops, crawls, and kneels to complete work assignment Works outdoors in inclement weather 90% of the workday
