This Senior Facilities Technician role is a unique opportunity to serve as a high-level technical resource within Facilities and help ensure the safe, reliable, and efficient operation of critical building infrastructure and utility systems. Position Summary The Senior Facilities Technician is an advanced, hands-on technical position responsible for troubleshooting and supporting building HVAC, chilled-water systems, plumbing and piping, mechanical and electrical systems, building automation, and facility utilities. This role works independently to identify root causes, establish repair strategies, coordinate larger repairs and contractors, and improve preventive maintenance practices. The position provides technical leadership and mentorship but is not the primary people manager for the Facilities team. Key Responsibilities HVAC, Chillers, and Environmental Systems Operate and monitor facility chillers, chilled-water systems, HVAC equipment, pumps, air-handling systems, and related infrastructure. Perform advanced facility-level troubleshooting using operating data, alarms, temperatures, pressures, flow conditions, pumps, valves, controls, and electrical conditions. Independently investigate building temperature and humidity concerns and determine the appropriate repair or escalation path. Determine when issues can be addressed internally and when qualified outside service is required; coordinate specialized service and share relevant findings. Building Automation Systems Use the building automation system to review equipment status, alarms, setpoints, temperatures, humidity, pressures, valve positions, and other operating information. Create and analyze historical trends to identify intermittent problems, abnormal conditions, and likely root causes. Combine system data with field observations and measurements to distinguish equipment, controls, airflow, hydronic, electrical, and process-load issues. Provide system trends and technical information to Facilities leadership, Engineering, contractors, and other stakeholders. Utilities, Reliability, and Preventive Maintenance Provide advanced troubleshooting support for facility utilities and utility-related equipment failures. Perform root-cause analysis of utility-driven downtime and recommend corrective and preventive actions. Develop and improve preventive maintenance tasks and frequencies for utility and infrastructure systems. Identify recurring failures, reliability risks, and infrastructure repair or replacement needs; recommend lasting corrective actions. Plumbing, Piping, Mechanical, and Electrical Systems Diagnose complex piping, pump, valve, drainage, domestic water, hydronic, mechanical, electrical, controls, and instrumentation issues. Use diagnostic instruments, equipment documentation, schematics, system data, and field observations to isolate failures. Plan and coordinate significant repairs, replacements, tie-ins, shutdowns, equipment isolation, and return-to-service verification. Escalate specialized electrical, controls, engineering, code-related, or refrigerant work when appropriate. Work Management, Contractors, and Projects Prioritize, assign, and complete facility work orders within established department priorities. Coordinate parts, materials, contractors, facility access, shutdown requirements, and work sequencing for significant repairs and projects. Define technical scope, monitor work against expectations, and verify proper system operation at completion. Provide technical guidance and mentorship to Facilities technicians and support infrastructure and capital projects as a technical subject-matter resource. Physical and Working Conditions Regular work in an industrial or manufacturing environment and in mechanical and equipment spaces. Ability to access rooftops, mezzanines, mechanical rooms, ladders, stairs, and facility infrastructure areas in accordance with safety requirements. Ability to work around operating mechanical and electrical equipment and in hot, cold, noisy, wet, or otherwise challenging facility conditions. Ability to safely handle tools, equipment, and maintenance materials consistent with company requirements. Occasional work outside normally scheduled hours for critical failures, planned shutdowns, or significant maintenance activities. Experience Required Progressive experience in industrial, commercial, institutional, or manufacturing facilities maintenance. Extensive hands-on experience troubleshooting HVAC and mechanical systems. Experience operating and performing facility-level troubleshooting of commercial or industrial chillers and chilled-water systems. Advanced experience with commercial or industrial plumbing and piping systems. Experience troubleshooting electrical and control-related equipment issues. Demonstrated ability to independently diagnose complex facility infrastructure problems and develop appropriate repair strategies. Experience coordinating outside contractors and significant facility repairs or shutdowns. Ability to communicate equipment conditions, findings, risks, recommendations, and escalation needs clearly to technical and nontechnical audiences. Preferred 10 to 15 or more years of progressive facilities maintenance experience. EPA Section 608 certification when refrigerant handling is part of assigned work. Experience in a large manufacturing or industrial environment. Experience with computerized maintenance management systems and developing preventive maintenance procedures. Experience with root-cause analysis and utility or equipment downtime investigations. Manufacturer-specific training or certifications in chillers, building automation, HVAC, electrical, plumbing, controls, or industrial maintenance.
