May work in manufacturing and production, or manage hotels, small apartment buildings, trailer parks or recreational facilities.

Job Description
- College degree or trade school certification preferred.
- Minimum of five years of supervisory experience planning, directing, and coordinating the maintenance of building systems and equipment.
- Must possess and maintain a valid driver's license recognized by the State of Illinois.
- Certified Pool Operator (CPO), HVAC, and refrigeration certifications are preferred. Job Tasks and Expectations

- Hire, train, supervise, and support maintenance and housekeeping staff.
- Foster a collaborative work environment built on trust, mutual respect, accountability, and shared purpose.
- Estimate project scopes, budgets, and timelines.
- Communicate effectively, both verbally and in writing.
- Maintain a comprehensive knowledge of the tools, equipment, methods, and standard trade and safety practices related to mechanical, electrical, plumbing, and general building maintenance.
- Maintain a working knowledge of BOCA, NFPA, state, local, and other applicable building codes and regulations.
- Ensure compliance with applicable OSHA requirements and jurisdictional codes.
- Adapt effectively to changing priorities and daily operational needs while working with a variety of people and situations.
- Independently use multiple software programs, including Microsoft Office applications such as Word, Excel, and Outlook.
- Maintain and update asset management software and records.
- Diagnose and perform minor HVAC repairs, including installing thermostats and programming controls.
- Troubleshoot and repair refrigerators, freezers, ice machines, commercial ovens (electric and gas), fryer units, commercial mixers, and other kitchen and bar equipment.
- Diagnose and repair issues involving pools, spas, steam showers, and saunas.
- Replace water heaters and perform related plumbing repairs and projects.
- Diagnose and repair commercial washers and dryers.
- Troubleshoot and resolve minor computer, technology, and audiovisual issues.
- Participate in the planning, design, and construction review of capital projects and interpret technical drawings and plans.
- Coordinate and maintain required elevator inspections and related documentation.
- Identify opportunities to improve efficiency, enhance operations, and reduce costs.
- Maintain appropriate inventory levels of maintenance and housekeeping supplies.
- Assist in developing short- and long-term plans and requirements for repairs, maintenance, capital replacements, and capital projects.
- Evaluate maintenance and repair projects and recommend whether work should be completed in-house or outsourced to qualified contractors. Physical Demands and Work Environment
- Regular exposure to moving mechanical parts and outdoor weather conditions.
- Frequent exposure to fumes, airborne particles, and potentially toxic or caustic chemicals.
- Ability to safely work at heights using ladders, lifts, and scaffolding.
- Manual dexterity required for the use of tools and the handling and manipulation of materials.
- Occasional exposure to wet and humid conditions, high or precarious places, extreme temperatures, electrical hazards, and vibration.
- Work environment may include moderate to loud noise levels.
- Ability to meet the physical requirements of the position and work effectively in a facilities and maintenance environment.
- Frequent lifting, bending, climbing, stooping, pulling, and other physical activities.
- Frequent repetitive motions, prolonged standing, and walking.
