Position Summary:
The Facility and Property Services Director leads KDC's facilities operations with a commitment to the well-being of the individuals, families, and team members the agency serves. This role provides hands- on, strategic and operational oversight for all commercial and residential properties, ensuring safe, fully operational, and compliant facilities. The Director supervises facilities personnel and third-party contractors, manages capital and operational projects, and maintains a focus on efficiency, sustainability, and continuous improvement. Key Responsibilities:
Facilities Leadership & Operations Manage and supervise all facilities personnel, both employed and contracted. Ensure that all KDC commercial and residential facilities are safe, clean, up to code, and operational in compliance with local, state, and federal regulations, including OSHA standards. Enhance overall facility health, safety, cleanliness, and sustainability. Oversee maintenance of grounds, equipment, and inventory. Develop, administer, and manage annual facilities and capital budgets. Maintain the maintenance management system, including data entry and compliance documentation. Serve as the primary on-call contact for facility or property emergencies, responding promptly to urgent issues at any KDC commercial or residential site, including after hours, evenings, weekends, and holidays as needed. Coordinate emergency response, repair, or mitigation efforts, including directing facilities staff, contractors, or external vendors to resolve issues efficiently and safely. Project Management & Capital Improvements Plan, coordinate, and oversee capital improvement projects, renovations, and refurbishments. Collaborate with architects, engineers, general contractors, and third-party vendors on construction, installation, and maintenance projects (telecommunications, HVAC, plumbing, fire protection, electrical systems, etc.). Prepare cost estimates, review invoices, and ensure projects are completed on time and within budget. Develop operational improvement plans and recommend system enhancements based on data analysis. Vendor & Contract Management Negotiate bids and manage contracts with third-party vendors for maintenance, construction, janitorial services, office supplies, waste removal, and other agency needs. Review and manage utility consumption and costs, including collaboration with utility companies to leverage incentive programs. Assist IT and administrative departments with vendor contracts, including telecommunications and storage solutions. Safety & Compliance Participate as a member of the Safety Committee to promote a safe work environment. Ensure all facilities comply with regulatory, accreditation, and safety requirements. Communication & Collaboration Communicate effectively with all stakeholders before, during, and after projects to maintain positive relationships and achieve expected results. Collaborate with cross-functional teams to support organizational goals and respond to facility-related needs. Perform additional job-related responsibilities and requests as assigned. Required Qualifications:
Technical school degree in engineering, facilities management, construction management, business management, or a related field. Minimum of 5 years of experience in maintenance, facilities supervision, or related field; contractor experience preferred. Experience in technical/engineering operations and facilities management best practices. Experience preparing, following, and managing budgets. Ability to read, analyze, interpret, and communicate regulations, guidelines, and architectural plans. Strong project management skills, including handling multiple projects in a fast-paced environment and meeting deadlines. Ability to make data-driven recommendations and implement timely remediation plans. Ability to handle confidential information and work effectively with diverse teams. Valid driver's license, reliable transportation, and willingness to travel. Preferred Qualifications:
Experience managing multi-site residential and commercial facilities. Knowledge of sustainability and energy efficiency best practices. Experience managing capital improvement projects and contractor/vendor teams.
