JOB SUMMARY
The role of the Director of Facilities supervises the custodial and maintenance work for the district. Management of the physical plant and services in a cost-effective manner, uses best practices, and is consistent with the District's mission.
MINIMUM QUALIFICATIONS
High School Diploma Three (3) years of relevant training and experience in facilities management, construction management, engineering, or a related discipline from an accredited college or university or combination of relevant training and experience. Three (3) years of experience supervising at least 10 employees Five (5) years of experience working in buildings and grounds or facility-related work. Demonstrated knowledge of building operations management and/or construction Demonstrated experience in at least one area of building systems (carpentry, electrical wiring, HVAC systems, and/or plumbing) and a general knowledge of the other building systems Valid driver's license with two (2) or fewer points and no DUIL or OUIL convictions within the past five years, and ability to maintain the same Strong communication skills. Proven ability to meet the challenges of an urban school district
PREFERRED QUALIFICATIONS
Bachelor's degree in facilities management, construction management, engineering, or related discipline. Knowledge and understanding of electrical systems, HVAC system maintenance and controls, mechanical systems, plumbing, and other facility-related disciplines Previous School facilities management experience MSBO Facilities Director Certification
JOB FUNCTIONS AND RESPONSIBILITIES
Manage the custodial and maintenance budget. Review monthly budget report, and request budget transfers as appropriate Communicate effectively with all staff Inform the immediate supervisor of any capital needs (e.g., boilers, roofs, parking lots, etc.). Conduct staff meetings with custodial and/or maintenance staff meetings as needed for training, morale building, communication, and/or other purposes. Prepare and present recommendations and reports as appropriate. Ensure full compliance with local, state, and federal standards and regulations Maintain and manage energy management systems. Oversee facility use and rental requests for all buildings and grounds. Represent the District as an administrative liaison with any outside agencies related to emergency preparedness. Help develop emergency procedures and a crisis management plan for the District. Coordinate hazardous waste management and disposal. Identify and recommend capital projects to the immediate supervisor. Develop plans, specifications, and cost estimates for capital projects. Oversee all major facility repairs, all facility improvements, and all construction projects. Develop, establish, and maintain a long-range equipment and maintenance repair or replacement program. Ensure quality performance of all custodial and maintenance staff, and provide consistency in cleaning, maintenance, and building operations at each school. Attend regional (ISD or other) facilities meetings and job-related workshops to maintain and improve one's facility management skills Keep current on best practices and recent developments on facility maintenance topics. Oversee the evaluation of the performance of custodial/maintenance staff with the assistance of head custodians and administration. Develop and implement training programs for all custodial and maintenance staff. Develop standard specifications for custodial and maintenance supplies and equipment. Supervise the centralized inventory and the distribution of supplies, equipment, and tools. Develop and maintain files for all buildings including "as built" documents, bids, blueprints, contracts, plans, shop drawings, specifications, and other pertinent information related to building construction, maintenance, and operation. Maintain and monitor warranties and guarantees for departmental equipment, vehicles, and facility-related matters (e.g., roofs, boilers, etc.). Inspect all buildings and grounds (including playgrounds) with the principal regularly (i.e., 2-3 times per school year). Maintain an effective electronic maintenance work order system, including communication and reporting functions, and assigning and monitoring work orders. Ensure that the building principals have input on the prioritization of maintenance requests within their buildings. Oversee the effective planning, development, and implementation of all maintenance and custodial systems, procedures, standards, forms, and controls. Review and approve requests for employee absences Perform other duties assigned by the Superintendent or designee.

TERMS OF EMPLOYMENT
Salary based on education and experience pursuant to the Benton Harbor Area School Board policies and collective bargaining agreement for any position that falls under collective bargaining.

The performance of this job will be evaluated by the Superintendent.
