In this hands-on leadership role, you will ensure our residential communities remain safe, functional, beautiful, and fully compliant with all regulations — creating a secure and welcoming environment for residents, staff, and visitors every day. Key Responsibilities Maintenance Oversight Oversee daily maintenance operations for all facilities, grounds, equipment, utilities, and vehicles Implement and manage preventative maintenance programs Conduct weekly facility walkthroughs to identify repairs, safety issues, and improvement opportunities Supervise repairs, improvements, and general facility upkeep Emergency Response Participate in 24/7 on-call rotation for facility emergencies Respond promptly (phone or in-person) to urgent maintenance and safety issues Compliance & Quality Assurance Track and document fire system maintenance, water temperatures, generators, alarms, and other regulated systems Ensure full compliance with state, county, and internal SRS regulations Maintain proper on-site posters and required documentation Perform pre-inspection walkthroughs in addition to routine checks Project Management & Facility Oversight Lead facility-related projects from planning through successful completion Coordinate and oversee third-party contractors and service providers Perform quality assurance on contractor work to meet SRS standards Manage annual testing for fire suppression, delayed egress, and security systems Assist with new facility start-ups, expansions, renovations, and landscaping maintenance Contractor & Vendor Coordination Serve as primary liaison between contractors, facility managers, and Director of Operations Schedule, communicate, and verify contractor work is safe, accurate, timely, and compliant Vehicle & Fleet Management Oversee all aspects of vehicle maintenance, inspections, licensing, insurance, and detailing Track required services (oil changes, tires, brakes, alignments, etc.) Maintain accurate and up-to-date vehicle records Administrative & Safety Responsibilities Update calendars, scan/file/organize documentation in shared drives and physical locations Promote resident safety, dignity, privacy, and HIPAA compliance Report incidents/violations immediately per policy Participate in Quality Improvement and Corporate Compliance initiatives Qualifications & Requirements Proven experience in facility management, maintenance, compliance, or a closely related field Strong knowledge of (or ability to quickly learn) regulatory requirements and inspection standards Demonstrated project management and contractor oversight experience Proficiency in vehicle maintenance tracking and coordination Excellent organizational, communication, and problem-solving skills Innovative mindset with strong attention to detail and audit readiness Ability to remain calm and effective under stress, during audits, and in emergencies Physical Requirements Ability to walk, stand, bend, reach, and lift up to 50 pounds Capable of quick response to environmental/safety conditions Fine motor skills for detailed tasks Essential functions can be performed with or without reasonable accommodation What We Offer Industry-competitive salary ($60k-$70k based on experience) Medical, Dental, and Life Insurance plans available Paid Holidays Paid Time Off Opportunity to make a meaningful difference in the lives of residents and staff If you're a proactive, safety-minded professional who thrives on keeping facilities running smoothly and staying ahead of compliance needs — we want to hear from you!
