Job Description
- Plan, schedule, and perform day-to-day building upkeep, including cleaning floors, furniture and fixtures, walls, windows, kitchens, and restrooms.
- Perform or coordinate minor carpentry, electrical, plumbing, painting, glazing, and mechanical repairs within the manager's training and applicable code requirements.
- Monitor the building-use schedule and ensure rooms and common areas are clean, welcoming, appropriately furnished, and ready for meetings, worship, and activities.
- Oversee the operation, efficiency, maintenance, and service of HVAC and lighting-control systems.
- Operate and monitor sprinkler systems; coordinate maintenance and required testing of fire-alarm and related life-safety systems.
- Monitor security cameras and support the physical security of the church building in coordination with office staff.
- Maintain building and grounds equipment in safe, serviceable, and reliable condition. Grounds Maintenance
- Provide or contract for lawn and shrub care and for maintenance of wells and irrigation systems.
- Provide or contract for timely snow and ice removal from sidewalks, parking areas, and driveways.
- Work with the Property Committee to plan, implement, and maintain landscaping and other improvements to the grounds.
- Solicit bids and manage approved work involving driveways, parking areas, sidewalks, landscaping, and other grounds infrastructure. Staff and Volunteer Leadership
- Evaluate custodial and grounds-maintenance coverage and recommend staffing levels to meet identified needs.
- Hire, train, schedule, supervise, and evaluate custodial and grounds employees in accordance with BLC policies and approved positions.
- Coordinate and train volunteers who assist with custodial, maintenance, and grounds work.
- Provide instruction on safe work practices and the proper use of power tools, lift equipment, cleaning products, and other equipment. Safety, Compliance, and Emergency Readiness
- Maintain compliance with applicable building, fire, zoning, environmental, and workplace-safety requirements; coordinate required inspections and corrective work.
- Maintain safety records related to facilities, equipment, inspections, service, and regulated materials.
- Ensure appropriate labeling, storage, handling, and disposal of cleaning chemicals and other facility materials.
- Support emergency preparedness and respond to urgent facility needs, including occasional evening or off-schedule emergencies.
- Identify hazards and take prompt action to correct or appropriately escalate unsafe conditions. Planning, Purchasing, and Contractor Management
- Independently plan and prioritize daily work and develop preventive-maintenance and repair-and-replacement schedules for building systems, equipment, appliances, and grounds.
- Assist with annual planning and budgeting for facilities and grounds; monitor spending within approved budgets.
- Purchase and maintain appropriate inventories of cleaning, maintenance, and safety supplies.
- Solicit bids, select and oversee qualified contractors, and approve contractor work and purchases that are within the approved budget and BLC policies.
- Recommend major repairs, replacements, and capital improvements to the Property Committee and Lead Pastor.
- Serve as staff liaison to the Property Committee and participate in staff meetings as requested.
- At least five years of progressively responsible experience in facilities maintenance, including experience supervising staff.
- Valid driver's license and an acceptable driving record consistent with BLC policy.
- Appropriate Minnesota boiler engineer license for BLC's equipment, or the ability to obtain the required license within 60 days of hire and maintain it throughout employment.
- Working knowledge of building systems, preventive maintenance, custodial practices, grounds care, workplace safety, and contractor oversight.
- Ability to understand or research applicable building, fire, safety, and zoning requirements.
- Ability to use HVAC controls, lighting controls, security cameras, fire-alarm interfaces, email, and related workplace technology.
- Ability to organize work, exercise sound judgment, manage competing priorities, and communicate effectively with staff, volunteers, contractors, members, and facility users.
- Ability to support BLC's mission and work respectfully in a church environment; membership in a church and adherence to a particular faith are not requirements of the position.
- Ability to pass a background check consistent with BLC policy and applicable law. Physical and Working Conditions This position regularly requires the employee to:
- Stand and walk for extended periods; bend, kneel, crouch, reach, push, pull, and climb stairs and ladders.
- Safely lift and carry up to 50 pounds independently and use appropriate assistance or equipment for heavier items.
- Operate power tools, grounds equipment, ladders, and lift equipment and work at heights.
- Work indoors and outdoors in heat, cold, rain, snow, and other seasonal conditions.
- Work around dust, noise, cleaning products, and other materials commonly encountered in facility maintenance.
- See, hear, and communicate sufficiently to operate equipment safely and respond to alarms and urgent conditions.
