We're a growing Properties Business managing a diversified portfolio including: 3 Tractor Trailer Monthly Parking Truck Lots 8 Monthly Industrial Rental Properties Position Overview We are seeking a reliable and proactive Truck Lot Manager to oversee daily operations across our three tractor-trailer parking facilities in the Harrisburg/Concord, NC area. This full-time role combines operational management, tenant relations, and hands-on oversight to keep the lots running smoothly, safely, and profitably. Our portfolio includes 3 Tractor Trailer Monthly Parking Truck Lots and 8 Monthly Industrial Rental Properties. Key Responsibilities Manage all daily operations using Storedge ("Storage") software, including billing, collections, late payments, and full revenue tracking. Handle tenant communications, billing, collections, late payments, and revenue tracking. Enforce lease agreements and maintain reasonable standards for cleanliness and order. Oversee safety and security of the facilities, including monitoring Reolink video surveillance and responding to incidents. Manage space inventory and proactively market available spots to maintain high occupancy. Coordinate maintenance, repairs, landscaping, and vendor services. Conduct regular audits and maintain accurate financial and operational records. Provide weekly recaps to the Chief of Staff on occupancy, revenue, collections, violations, and performance. Be prepared for the monthly meeting with the business owner. Provide a monthly recap. Respond to emergencies and after-hours lockouts, and provide gate access when needed. Skills & Requirements Highly proactive, with strong accountability and ownership of responsibilities. Proficient with Storedge or similar property management software and Microsoft Office (Word, Excel, Google Sheets, Outlook). Strong decision-making and critical thinking skills. Excellent verbal and written communication skills. Comfortable handling difficult tenant situations and collections. Ability to operate light equipment for lot maintenance. Mechanical and maintenance knowledge. Bilingual (English/Spanish) is a strong plus. Valid driver's license and clean driving record.

Experience with other property management tools or CRMs Familiarity with insurance processes and property compliance Compensation $60,000 - $70,000 per year, depending on experience. Full-time, in-person role in Harrisburg, NC.
