Schedule:
Monday through Friday, 7:00 A.M. to 3:30 P.M. Hours subject to change. Metro connects people, places, and opportunities through quality transit services. Reporting to the Facilities Manager, the Facilities Supervisor manages and coordinates cleaning and maintenance of Metro properties, including but not limited to, troubleshooting, diagnosis, repairs, preventative maintenance, inspections, safe work practices, time management processes, along with scheduling, snow removal, custodial, and grounds maintenance. The Facilities Supervisor is responsible for receiving reports or complaints and dispatching building maintenance or custodial staff as needed. This position also oversees the custodians, grounds crew, and the building maintenance staff and provides oversight of inventory levels and the requisitions and parts necessary to complete needed repairs. This is a safety sensitive position subject to Department of Transportation (DOT) random drug and alcohol testing.
Facilities Supervisor Qualifications:
5+ years of commercial/ industrial building maintenance experience pertaining to HVAC, boiler, chiller, building controls, fire alarm systems, carpentry, and/or cleaning buses/ facilities. 1-2 years of lead technician or supervisory experience in a shop environment in roles such as Shop Foreman, Facilities Technician Supervisor, Building Supervisor, Service Advisor or Property Supervisor. Must be 21 years of age. Must have a high school diploma, GED, or equivalent. Possess a valid driver's license and excellent driving record to meet insurance standards. Able to pass Department of Transportation (DOT) physical and back screen; drug screen and complete an extensive background check. Must possess stable and verifiable work history, with exceptional record of attendance and punctuality. Proficient computer skills. Ability to troubleshoot, diagnose, and repair complex equipment problems. Ability to use good judgment and decision-making skills. Positive attitude and demonstrated excellence in customer service. City of Omaha 3rd Grade Stationary Engineer Certification preferred. Experience with a collective bargaining agreement preferred.
Facilities Supervisor Essential Duties:
Prioritizes, coordinates, and assigns work to maintenance personnel. Supervises personnel assigned to perform maintenance work involving inspection, troubleshooting, diagnosis, disassembly, rebuild/repair, assembly, cleaning and preventive maintenance. Provides technical assistance and training in inspection, diagnosis, repair, maintenance, and rebuilding of all facilities systems including electrical and mechanical systems. Ensures work time performance oversight according to industry standards and efficient utilization of labor and parts/materials/supplies. Oversees facility maintenance processes and procedures working within the FTA Safety Management System and Transit Asset Management framework including but not limited to ensuring that inspections are complete and timely. Monitors inventory levels and requisitions parts as needed. Oversees, analyzes, and resolves complex maintenance and repair problems. Inspects all completed mechanical and electrical work performed by maintenance personnel. Enforces departmental policies, rules, and procedures as well as the collective bargaining agreement. Performs and oversees facilities maintenance record keeping including but not limited to work orders. Ensures maintenance and custodial personnel adhere to safety policies and procedures. Ensures maintenance and custodial personnel maintain clean work areas. Maintains a positive and professional presence representing the organization at all times. Promotes Metro's mission, vision and values to continually enhance organizational culture. Regular and predictable attendance and performance of essential job duties. Other related duties as assigned.
