As a CBRE FacilitiesManager, you will support one of our clients in the Industrial & Logisticssector on a two-building campus in Hackettstown, NJ, totaling approximately600,000 square feet of manufacturing and administrative space. Based on-site with the client, you'll play akey role in ensuring operational excellence while building strong partnershipswith client stakeholders. In this highly visible role, you'll lead a dedicated teamresponsible for the seamless operation, maintenance, and performance of thefacilities while delivering an exceptional client and occupant experience. From overseeing daily operations and vendorperformance to driving continuous improvement initiatives, you'll help ensurethe workplace remains safe, efficient, and aligned with business objectives. Your mission? Tocreate an environment where people, processes, and facilities perform at theirbest through strong communication, proactive problem-solving, and a commitmentto service excellence. This role is part of our Facilities Management function,where we go beyond the basics. You'll be at the center of daily operations,partnering closely with the client, Property Management, landlords, vendors,and key stakeholders to deliver best-in-class facilities services across acomplex manufacturing and office environment. What You'll Do Coordinate and oversee facility maintenance, repairs, and improvement projects performed by vendors, contractors, and service providers to ensure quality, compliance, and timely completion. Build and maintain strong client relationships, serving as a key point of contact for facility-related matters and leading discussions to resolve outstanding issues and concerns. Plan, execute, and manage capital and operating projects from initiation through completion, ensuring alignment with business objectives, budgets, and timelines. Develop, administer, and monitor operating and capital budgets, providing financial oversight and identifying opportunities for cost optimization. Conduct routine facility inspections to ensure compliance with local, state, and federal regulations, while identifying opportunities to improve operational efficiency, reliability, and asset performance. Oversee environmental health and safety programs and procedures to promote a safe, compliant, and high-performing workplace. Manage vendor relationships, contracts, and invoicing processes, including reviewing and approving proposals, quotes, and expenditures for parts, labor, and services. Deliver training and guidance on facility operations, maintenance procedures, safety protocols, and best practices to support team effectiveness and compliance. Provide leadership and direct supervision to facility staff, including workforce planning, employee development, performance management, coaching, recruiting, and onboarding. Lead by example and demonstrate behaviors aligned with CBRE's RISE values, fostering collaboration and influencing stakeholders to achieve shared goals and successful outcomes. Leverage expertise in facilities management and cross-functional collaboration to support departmental objectives and drive operational excellence. Identify, troubleshoot, and resolve day-to-day and moderately complex operational challenges, implementing effective solutions and continuously improving processes and systems.What You'll Need:
Provenexperience managing commercial facilities, including day-to-day operations,maintenance programs, regulatory compliance, and vendor performance management. Demonstratedleadership experience overseeing onsite teams, including setting performanceexpectations, providing coaching and development, conducting performanceevaluations, and fostering a culture of accountability and engagement. Bachelor'sdegree preferred, with 3-5 years of relevant facilities management experience.An equivalent combination of education and experience will be considered. Avalid driver's license is required. Facilities Management certification (e.g.,FMP, CFM) is preferred. Experiencedeveloping, managing, and monitoring operating and capital budgets, with astrong understanding of financial controls and cost management practices. Excellentinterpersonal, relationship-building, and communication skills, with theability to effectively collaborate with clients, vendors, and cross-functionalteams. Strongproblem-solving and decision-making abilities, including the capacity tonavigate complex situations, resolve issues, and influence positive outcomes. Workingknowledge of Mechanical, Electrical, and Plumbing (MEP) systems and buildinginfrastructure. Proficiencyin Microsoft Office Suite, including Excel, Word, Outlook, and related businessapplications, with strong technical aptitude and the ability to learn newsystems quickly. Highlyorganized with strong attention to detail, effective prioritization skills, anda proactive, solutions-oriented mindset. Demonstratedability to work independently while also collaborating effectively within ateam environment. Stronganalytical and mathematical skills, including the ability to interpret data,prepare budgets, calculate percentages and financial metrics, and supportbusiness decision-making. CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Facilities Manager position is $100,000 annually and the maximum salary for the Facilities Manager position is $110,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
