Because we underwrite, close, and operate our own assets, every member of the acquisitions team works alongside the people ultimately responsible for executing the business plan. We combine institutional rigor with the speed and conviction of a principal investor, while increasingly leveraging AI and automation to accelerate underwriting, sharpen decision-making, and uncover opportunities others miss. Job Summary This role serves as a regional execution leader responsible for driving renovation, unit-turn, maintenance, quality-control, and vendor-performance outcomes across a portfolio of 8 properties and 2,789 units. Renovations and Unit Turns Owns execution of the 7-21 day unit-turn window by coordinating crews, materials, schedules, and property-level priorities. Ensures renovation scopes follow the approved portfolio standard, with any deviations requiring VP of Procurement and Interior Operations approval. Maintains real-time visibility into the make-ready board and proactively escalates delays, bottlenecks, or resource constraints. Reviews vendor invoices and monitors cost-per-unit variances before escalation to VP of Procurement and Interior Operations. Maintenance Oversight Oversees maintenance performance and compliance across emergency, urgent, and routine work orders. Conducts a minimum of one property visit per month to assess work quality, recurring issues, deferred maintenance, and property-level execution. Reviews preventive maintenance schedules for key systems including HVAC, plumbing, roofing, exterior, and other major building components. Manages MRO supplier account coordination at the property level, including Chadwell, HD Supply, Ferguson, and Lowe's Pro Supply. Facilitates maintenance training at each property to reinforce standards, improve consistency, and support team development. Quality Control Conducts monthly QC reports, including a minimum of two completed-unit walks each month. Owns punch-list resolution and ensures units are not marked complete until all items are fully closed and documented. Identifies recurring crew or trade deficiencies and recommends retraining and process correction when needed. Communication and Program Support Provides weekly status reporting on active units, schedule performance, cost tracking, quality control, and maintenance execution. Coordinates closely with on-site property managers and maintenance supervisors to align priorities and remove execution barriers. Supports VP of Procurement and Interior Operations program development and regional planning initiatives. Assists with hiring, onboarding, and training Regional Renovation Managers in other regions as the platform expands. Contributes to SOPs, training materials, and the maintenance/renovation playbook. Travels with VP of Procurement and Interior Operations to all properties to assess conditions, support planning, and shape the regional execution strategy.
