Job Description

Start Rate:
$19.30/hour | Full-Time | 3rd shift 11p-7:30a | Days off TBD Job Purpose or Objective(s): The Facility Life Safety Operator programs, operates, and extracts all functions of the Computerized Maintenance Management System (CMMS). This position is responsible for monitoring alarm systems, responding to event-driven alarms in a timely and effective manner, and documenting all activities within an assigned facility. The operator coordinates emergency response efforts, supports maintenance operations, and performs duties that directly impact the safety and well-being of occupants and emergency personnel.
Primary Tasks:
Identify and coordinate appropriate responses and notifications based on console indications or events involving life safety systems and emergency conditions in accordance with established security guidelines. Respond immediately to emergency situations, including the operation of fire command and life safety systems. Independently assess alarm conditions, make real-time decisions that impact occupant safety, and initiate emergency protocols including evacuation, system overrides, and coordination with first responders. Monitor active incidents, provide critical information to emergency personnel, and take action to mitigate hazards where required. Program, monitor, and maintain preventative maintenance (PM) schedules within the CMMS; review daily and update as needed per management direction. Control and dispatch open and outstanding work orders through the CMMS. Monitor and review daily logs, report issues, discrepancies, and concerns to management. Prepare and maintain required reports and documentation related to maintenance and life safety activities. Review building blueprints and maintain knowledge of all life safety system locations; direct emergency responders as needed. Assist with facility-related testing and maintenance activities, including water treatment testing, and maintain accurate documentation. Maintain cleanliness and organization of assigned work areas, including Central Utility Plant (CUP) spaces where applicable. Ensure compliance with all applicable codes, regulations, and governmental directives, including National Fire Protection Association (NFPA) standards. Perform other duties as assigned.
Required Education and Experience:
High school diploma, GED, or equivalent. Knowledge of and ability to understand and work with Computerized Maintenance Management Systems (CMMS) within a complex facility. General understanding of major building systems, including fire/life safety, mechanical, electrical, and building automation systems. Working knowledge of security systems, devices, and building automation systems in a commercial environment. Ability to operate and program work order, project management, and inventory systems. Knowledge of and experience using basic hand tools and testing devices. Minimum two (2) years of experience or training in a commercial or complex facility environment, or equivalent combination of education and experience. High school diploma, GED, or equivalent.
