Full Job Description Position Overview:
A hands-on role managing a three-property portfolio: a 7,500 sq. ft. Veterinary Clinic (on 0.88 acre), a residential property (owner-occupied), and a vacant lot. This position reports directly to the Property Owner/Supervisor who resides on the residential property.
I. CORE RESPONSIBILITIES 1.
Daily Grounds & Litter Abatement (Highest Priority)
Mandatory Daily Clinic Sweep:
Perform a comprehensive clearing of the 1-acre Veterinary Clinic site every morning before business hours. Remove all wind-blown debris/litter from parking lots, landscaping, building perimeters, and fence lines.
Portfolio Landscaping:
Utilize provided equipment to execute mowing, weeding, and pruning for the clinic's acre, the residential lot, and the vacant lot.
Vacant Lot Security:
Conduct weekly inspections of the vacant lot to prevent illegal dumping, unauthorized parking, or overgrown brush. 2.
Facilities Maintenance & Repair Routine Handyman Tasks:
Monitor and replace burned-out interior/exterior lighting, repair leaky faucets, and fix door hardware at the clinic and residential property.
Equipment Management:
Troubleshoot and perform minor repairs on facility equipment (e.g., grooming tubs, kennel latches). Manage the replacement process for unrepairable equipment.
Safety & Biohazards:
Immediately mitigate any exterior hazards or biohazards (animal waste, medical debris) at the clinic to ensure pet and client safety.
Trash Collection and Disposal:
Empty inside and outside trash bins into the dumpster. 3. Emergency Response & Reporting 24/7
Primary Contact:
Function as the first responder for "business-critical" emergencies (HVAC failure in boarding areas, plumbing backups, or security breaches).
Supervisor Relations:
Maintain daily communication with the onsite Property Owner/Supervisor regarding site status and pending repair needs. 4. Flag Etiquette, Maintenance, and Care. Responsible for daily flag etiquette, including proper raising/lowering of American and service flags, maintaining strict adherence to U.S. Flag Code protocols. Managed flag inspection and maintenance, ensuring pristine presentation, proper night illumination, and respectful retirement of worn flags.
II. MONTHLY MAINTENANCE CHECKLIST HVAC
Inspect/replace air filters (Clinic & Residence); clear debris from exterior vents.
Electrical:
Perform "full-site" bulb audit; test smoke detectors and emergency exit signs.
Plumbing:
Treat clinic floor drains; inspect all under-sink areas for slow leaks.
Clinic Equipment:
Lubricate kennel hinges/latches; inspect grooming surfaces for damage.
Structural:
Inspect perimeter fences for "dig-out" gaps; clear gutters of debris.
III. QUALIFICATIONS & REQUIREMENTS
Experience (Preferred): 3-5 years in facilities or property management. Technical Skills (Required): Strong "handyman" skill set (basic electrical, plumbing, and mechanical). Reliability (Required): Reliable vehicle and commitment to the mandatory daily morning clinic sweep. Equipment Care (Required): Responsible for the proper use, cleaning, and storage of all company-provided tools.
