Job Description
Basic Function
Manages principal and supporting programs in the areas of annual and 5-year planning; budgeting; work/project planning and control; customer service; job order minor construction; facility information and data; warranty program management; energy conservation; environmental compliance; safety and training for all assigned personnel. Performs duties in a safe, efficient manner and in compliance with all applicable rules and safety procedures. Responsibilities and Specific Duties Provides primary managerial direction and performs personnel administrative functions of direct report staff (e.g., training, supervising, work assignments, timesheets, performance evaluations, etc.) for the purpose of maintaining necessary staffing, enhancing productivity of staff, and ensuring necessary department outcomes are achieved. Facility Programs Coordination
Manages daily work planning and scheduling; project planning and development; and project control and reporting for Operating Facilities.
Ensures his Team is properly utilizing the work order/asset management system to document, track, and execute all reactive and preventive work.
Develops work/project requests and handling procedures and supports "customer service" actions to be responsive across the entire range of Facilities Maintenance activities.
Coordinates requirements prepared for Multi-Trades and IDIQ Contracts. Monitors and reports project execution.
Assist the Director in the development of the Group's annual and 5-year plans that display all principal and supporting programs, mission and resource requirements, costs, and schedules. Manages the annual budget and provides variance reports as required.
Prepares, in conjunction with the Facility Maintenance Analyst, the annual budget for the Operating Facilities.
Supporting Programs/Additional Areas of Staff Responsibility
Coordinates with the Contracts Department all Operating Facilities service (requirements) contracts.
Approves and manages the procurement, stocking, inventory, and coordination of materials used for facilities maintenance and repairs.
Establishes and maintains the office of record for facilities information, data, and standards for METRO.
Coordinates maintenance requirements, including cost estimates, for facilities owned or properties leased by METRO.
Coordinates programs of mutual concern with city, county, and state officials, such as permits, environmental, historic preservation, fire, and safety.
Develops and coordinates technical training requirements for Facilities Maintenance
Represents Operating Facilities in step 1 grievances and other union issues. Knowledgeable in the union rules and procedures. Provides for coordination with all elements of the Operations Department and METRO staff, as needed, to meet Operating Facilities requirements and objectives. Provides excellent customer service to METRO internal and external customers.
Applies SMS (Safety Management System) methods and principles in daily routine and supports all aspects of the agency's Public Transportation Agency Safety Plan (PTASP).
Promotes safety awareness and follows safety procedures to reduce or eliminate accidents.
Performs other job-related duties as assigned.
Pay Range:
$88,700 - $116,400 Education Requirement High School Diploma is required. College courses in Construction or Facility Maintenance field preferred. Years & Experience Required Minimum eight (8) years of progressive experience in a responsible facility/plant position with supervisory/management experience. To include some program or project management experience. Experience in a union environment. Knowledge & Skills Required Strong human relations and communication (verbal/written) skills. General knowledge of SAP software and related software a plus. General knowledge of Microsoft Office such as Excel, Word, and PowerPoint.
