The company is based on the premise that tremendous upside potential remains in mid-tier apartment communities that can be unlocked through tailored renovation, repositioning strategies, and focused management. TruAmerica Multifamily is a privately held, fully integrated real estate investment firm that invests in apartment communities located in primary and secondary markets throughout the country. We continue to grow by selectively acquiring, redeveloping, and effectively managing multifamily properties. TruAmerica has grown to become a Top 25 apartment owner in the United States, according to the National Multifamily Housing Council (NMHC), and is the youngest manager in the NMHC Top 50. Today, TruAmerica has over 60,000 units in 25 high-growth markets and approximately $16 billion of assets under management. Objective The Development Director operates as part of the Development team and is responsible for the successful management and execution of all aspects of residential development, with an emphasis on the predevelopment process. Reporting to the Senior Managing Director, Development, this position takes a leadership role as the company's day-to-day point person in the management of the predevelopment, design, and permitting process for multifamily residential projects, and in the oversight of construction and lease-up. This person will typically manage two to three projects in various stages of development. Primary responsibilities include hiring and managing consultants, overseeing project design, entitlements and permitting, managing budgets and schedules, preparing project progress reports, and coordinating with finance, accounting, asset management, and senior management to ensure successful execution of the project business plan and investment objectives. Secondary responsibilities include an active role in supporting TruAmerica's acquisitions site analysis, due diligence, and the creation of budgets, proformas, and business plans for new development opportunities, and working with senior management and the Finance team to ensure the successful closing of finance transactions. Responsibilities Cross Functional Relationships and Accountability Manage and coordinate the elements of entitlement, design, engineering, permitting, and construction throughout the development process. Manage the due diligence process for new acquisitions, work with senior management to define and quantify the optimal business plan, recommend project budgets, schedules, and achievable revenues, identify and mitigate risks and constraints, and work with analysts to develop and quality-check project proformas and Investment Committee recommendation memoranda. Manage the entitlement process, directing the design team, supervising land use and environmental consultants, and interacting with community stakeholders, City staff, and elected officials in order to obtain necessary approvals. Understand the business plan, market positioning, and competitive supply, and recommend finishes, unit design, and amenities appropriate to the business plan, including changes in specification for value engineering or in response to a changing competitive marketplace. Manage design consultants, including architects and engineers, and oversee the project permitting process. Evaluate how site conditions, zoning, utilities engineering, and construction factors affect project economics and the feasibility of Conditions of Approval, and recommend mitigations or design changes as appropriate. Establish, manage, and maintain accurate development schedules and budgets; manage and communicate projected versus actual budget reconciliation and cash flow projections; and proactively resolve issues to keep development projects on time and on budget. Provide updates to leadership, including regular job status reports, budget tracking, reporting, and analysis, and monitor billing, cost controls, and project accounting with the Finance team. For LIHTC projects, manage consultants and coordinate with the Finance team to submit successful tax credit applications, obtain project subsidies, and ensure timely submittal of tax credit compliance documents upon project completion; work with nonprofit and service partners to plan for the delivery of resident services. Take a leadership role in the acquisitions and due diligence process to build accurate development budgets, schedules, and critical paths for new projects, identify and mitigate risks and constraints, recommend achievable market positioning and revenues, and manage the financial feasibility analysis, due diligence, internal investment plan preparation, and closings of land acquisitions. Support senior management and the Investments team in investor and lender presentations and communications, and help manage the equity closing process and ongoing investor and lender communication and reporting. Support the Finance team in construction loan closings and monthly loan draw processes. Support the construction team, when necessary, in obtaining final sign offs on Conditions of Approval for Certificates of Occupancy, final maps, and bond releases, and support the construction and property management teams in punch-list completion, property management handoff, and operations start-up. Work with property management and key vendor partners to ensure the project is designed to support efficient operations, and pre-negotiate key vendor service agreements such as fitness equipment leasing or purchase, cable and internet, EV charging, trash, and utilities submetering. Partner with senior leadership across departments to recruit the human capital needed to execute the business plan. Analyze project financials and variance reports to ensure maximum profitability. Prepare and review budgets and monitor costs to ensure projects are completed on time and within budget. Update job knowledge by remaining aware of new regulations, participating in educational opportunities, reading professional publications, maintaining personal networks, and participating in professional organizations. People Management Create an environment and culture that focuses on fulfilling the company's mission, vision, and values. Ensure performance related issues are addressed and reach resolution, and evaluate performance objectively with a focus on driving the business and results. Train and mentor junior staff in the preparation and management of budgets, project administration, reporting, and project management. Organizational Development and Effectiveness Coordinate with the business unit's leadership to execute the agreed upon plans and objectives of the company. Manage and maintain a trusted and capable network of external partners to ensure continuous success of the company's strategic plan relative to each local market, including architects, engineers, and design consultants. Continuously seek to improve the company's reputation among competitors in terms of community locations, product innovation, quality, customer service, operational excellence, and overall execution in the local market. Qualifications Eight or more years of experience in real estate project management or a related field, with direct experience in multifamily and/or land development, including successful full-cycle execution of multiple projects from acquisition through design, entitlement, permitting, and successful project delivery. Bachelor's degree in Real Estate, Finance, Architecture, Civil Engineering, Construction Management, Business Administration, or another related program. Master's degree preferred but not required. Highly self-motivated and driven to meet commitments and deadlines. Experience and ability to successfully manage day-to-day communications with external lenders and investors. Able to multi-task and manage several ongoing projects in an organized and efficient manner. Intermediate knowledge of Microsoft Office (Excel, Word, PowerPoint). Experience with project management tools such as Microsoft Project and/or Smartsheet. Exceptional verbal and non-verbal communication skills.
