We're currently seeking a hands-on Service Manager to lead maintenance operations at a 350+ unit luxury high-rise community in Arlington, VA. This is a high-visibility leadership role overseeing service operations across two residential towers with multiple elevators, a rooftop pool, and extensive amenity spaces. You'll partner closely with the General Manager, lead a small on-site technician team, and own the preventive maintenance program in a culture-forward environment where professionalism, stability, and resident experience matter. Responsibilities Lead day-to-day maintenance operations for a 350+ unit luxury high-rise across two buildings Manage and execute the preventive maintenance program, inspections, and service standards for building systems and amenities Lead, coach, and hold accountable a small on-site maintenance team, including training and performance management Coordinate vendors, purchase orders, and service scheduling while maintaining strong communication with site leadership Participate in an on-call rotation and ensure timely emergency response coverage Qualifications 3+ years of apartment maintenance leadership experience, including experience supporting 250+ unit communities EPA Section 608 Universal certification (required) High-rise and/or Class A luxury experience strongly preferred, with comfort supporting elevators, pools, and amenity-heavy operations Strong hands-on technical skills across HVAC, plumbing, electrical, and make-ready/turn processes Stable work history and ability to collaborate closely with a General Manager in a service-driven environment Perks Earn up to $105,000 (base pay plus bonus potential) Rental housing discount!
