Job Description
Director of Operations, Property Management St. Louis metro (in office) Full time $67,000 base salary plus quarterly profit share. Realistic first-year total compensation of $75,000 to $80,000, with upside beyond $100,000+ as the company grows. About the company We are a St. Louis area residential property management company with a portfolio of several hundred rental units, an in-house maintenance division, and an active sales pipeline. We are owner-led and growing, and we have reached the point where the business needs a dedicated operations leader to run it day to day. The role The Director of Operations owns the performance of the property management business. This includes leadership of the property management team, oversight of maintenance coordination, ownership of the onboarding and offboarding processes, and accountability for the operating metrics that determine whether the company is healthy. This position reports directly to the owner. It is a leadership role with full authority over the property management team, not a peer or coordinator position. The right candidate is the person who reviews the numbers before anyone asks, identifies problems before they cost the company a client, and holds the team to a clear standard with fairness and consistency. Responsibilities Lead the property management team. Set expectations, conduct regular one on ones, review performance against metrics, and manage performance up or out.
Report on:
new units, lost units, retention, occupancy, delinquency, work order turnaround, and owner satisfaction. Understand the drivers behind every number. Audit operations on a continuous basis. Pull reports directly from the property management system, spot check onboarding, offboarding, fee entry, and owner statements, and resolve discrepancies at the source. Own client retention. Identify owners showing signs of dissatisfaction before they give notice, engage them directly, and either resolve the issue or document why it could not be resolved. Build, document, and enforce operating processes, including onboarding checklists, offboarding timelines, and escalation paths. Serve as the escalation point for owner and tenant concerns. Coordinate with accounting, sales, and maintenance leadership so that handoffs between departments do not result in lost clients or missed revenue. Prepare the business for growth and outside review through clean data, clear reporting, and documented process. Qualifications Minimum of five years leading a team in property management, real estate operations, or a comparable people-intensive, accountability-driven business. Strong analytical habits. Comfortable building and reading reports, and inclined to review the data before the meeting rather than during it. Direct and consistent communicator. Team members know where they stand and respect the standard because it is applied fairly. Proven ability to de-escalate difficult client situations and retain the relationship. Highly organized and process-oriented. Motivated by building a business and seeing measurable improvement result from your decisions. Experience with property management software is strongly preferred. Missouri real estate license is a plus.
