Job Description

The Role We're hiring a General Manager to own day-to-day operations of the property through the operating season (roughly April through October). This is a hands-on leadership role — you'll be the senior decision-maker on site, responsible for guest experience, staff, financial performance, and property condition. For the right candidate, the position can extend year-round to lead off-season capital projects, property improvements, and planning for the following season. The people who do well on our team share a specific wiring: You take ownership without waiting to be told what to do You operate calmly under pressure and bring order to chaos You hold yourself to a high standard and expect the same from your team You believe leaders work alongside their crew, not above them You'd rather solve the problem than explain why it isn't your job You take care of the details because you know they're what guests actually remember What You'll Own Operations & Guest Experience Direct daily operations across front desk/reservations, swim park, retail, grounds, and maintenance Own the guest journey from booking through departure; resolve escalations personally Execute operating checklists and ensure all operational cadences are implemented and followed People Leadership Hire, train, schedule, and develop a seasonal team Maintain timekeeping and labor cost discipline Build a culture of hospitality, accountability, and safety Financial Performance Own the property P&L; hit monthly revenue, labor, and margin targets Manage purchasing, vendor relationships, and site-level spend Flag variances early and partner with corporate on forecasting Revenue & Programming Execute the events calendar and swim park programming Drive occupancy through the reservation system and dynamic pricing Partner with corporate marketing on local promotion and community relationships Property & Compliance Maintain the property to brand standard; manage punch lists and preventative maintenance Oversee vendors across grounds, utilities, septic, pest, and trades Ensure compliance with health, safety, liquor, and licensing requirements Reporting to Ownership Daily EOD report, weekly operating summary, monthly P&L review with the COO What We're Looking For 3-5+ years of operations leadership in hospitality, campground/RV, hotel, attractions, or multi-unit retail Direct P&L ownership at a comparable site Proven track record hiring and developing teams
Tech-fluent:
comfortable in modern reservation/POS systems, Google Workspace, and spreadsheets Available evenings, weekends, and holidays during peak season Valid driver's license; able to lift 50 lbs and work outdoors in all conditions Nice to have Experience with PMS and other reservation systems or comparable platforms Aquatics or events programming background Ohio operational/licensing experience
