Job Description
Overview Breakwater Management is a growing real estate investment and property management company operating 40+ properties across Broome County. We are at a transition point — moving from a hands-on, entrepreneurial operation to a structured, scalable business . We are looking for an Operations Manager to take ownership of day-to-day operations so the owner can focus fully on acquisitions and growth. This is not a coordinator role. This is a high-responsibility, high-autonomy position for someone who wants to operate like an owner and have a direct impact on how a real estate business is built and scaled. What You'll Be Responsible For You will oversee the full operational performance of the portfolio, including: Property Operations & Maintenance Manage daily maintenance operations through AppFolio Coordinate vendors and in-house field team Ensure work orders are completed quickly and to standard Handle escalated issues and property-level problem solving Renovations & Turnovers Oversee all active renovation and unit turnover projects Ensure student housing turnovers are completed within tight 5-7 day timelines Track budgets, timelines, and quality of work Coordinate closely with construction and field teams Team Leadership Manage and set priorities for field staff and coordinators Hold team members accountable to performance standards Run regular check-ins and improve team efficiency over time Help build and shape the team as the company grows Tenant & Lease Operations Oversee renewals, move-outs, and escalated tenant situations Support eviction coordination and resolution processes Ensure a consistent, professional tenant experience Leasing Oversight Monitor leasing pipeline and conversion performance Support complex prospect conversations when needed Help improve leasing systems and processes over time Reporting & Communication Provide a clear weekly operational update to ownership Track key metrics: occupancy, maintenance, leasing, and project progress Identify issues early and propose solutions What Success Looks Like 30

Who This Role Is For Someone who wants to take ownership of real responsibility , not just complete tasks A strong operator who can manage people, vendors, and projects simultaneously Someone comfortable making decisions without constant direction A person who sees problems and solves them without being asked Someone who wants to grow with a company and build something long-term Who This Role Is NOT For Someone looking for a fully remote or highly flexible role Someone who needs constant direction or supervision Someone without experience managing operations, projects, or teams Requirements Must live in or near Binghamton, Johnson City, or Endicott (within ~20 minutes) Ability to be on-site regularly across properties Strong organizational and communication skills Experience managing vendors, projects, or operations Comfortable using technology (AppFolio experience is a plus) Reliable transportation Compensation $50,000 - $75,000 (1099 Contractor) Compensation is commensurate with experience Performance-based bonuses tied to operational results Opportunity for increased responsibility and long-term growth as the company scales Why This Role This is an opportunity to step into a true operations leadership role inside a growing real estate company.
