The company provides services including apartment turnovers, maintenance repairs, drywall, painting, HVAC, plumbing, electrical, renovations, and capital improvement projects. DCS partners with property management companies to maintain and improve apartment communities while prioritizing speed, quality, and operational efficiency. As the company scales, strong field leadership is critical to maintaining production standards and profitability. Position Overview The Multifamily Ops Field Manager is responsible for leading all field operations across assigned properties and projects in the Mulftimaly Operations Divison. This role owns execution in the field, including labor performance, job quality, production timelines, and job cost control. The Field Manager is also responsible for building, tracking, and improving field KPIs to drive accountability, efficiency, and profitability across operations. This is a results-driven leadership role with direct impact on production output, job profitability, and operational performance. Core Responsibilities Field Operations & Jobsite Oversight Conduct site visits to monitor job progress Direct crews and resolve jobsite issues Ensure work meets scope, schedule, and quality standards Keep jobs moving toward completion and billing readiness Manage multiple jobs and properties simultaneously Workforce Coordination & Field Leadership Assign labor based on priorities and workload Monitor productivity and enforce accountability Ensure crews have tools, materials, and direction Address performance issues quickly Build a culture of urgency, ownership, and quality Job Costing & Cost Control Ensure all work is tied to correct Work Orders and WOLIs Enforce PO usage before material purchases Track labor hours against scope and production targets Identify jobs over budget or behind schedule Flag cost overruns and drive corrective action Ensure extras are documented with approval, notes, and photos Capture all billable work to prevent revenue loss Support subcontractor pay accuracy through proper tracking Maintain clean data for job costing and reporting KPI Development & Performance Management Build, track, and manage key field performance metrics.
Responsibilities include:
Developing and maintaining KPIs for field operations Tracking daily and weekly production performance Monitoring labor efficiency across crews and job types Measuring job completion timelines vs. targets Tracking callback rates and quality issues Monitoring PO compliance and documentation accuracy Identifying trends in underperformance and inefficiencies Reporting KPI performance to COO and Operations weekly Using KPI data to drive improvements in production, staffing, and execution Holding crews and subcontractors accountable to performance benchmarks Core KPIs include: Units completed per day per crew Labor hours per unit/job type Job completion time (start to finish) Callback and rework rate Jobs completed within 24-48 hours of completion target PO compliance rate % of jobs with complete documentation (photos, notes, approvals) Job profitability (labor vs. revenue performance) Subcontractor Coordination Coordinate subcontractor schedules Monitor performance and quality Ensure compliance with scope and standards Address performance issues and escalate when needed Emergency Job Response Respond to urgent work orders Mobilize crews quickly Lead emergency jobs when required Ensure safe and efficient completion Quality Control Inspect completed work Identify and correct deficiencies Reduce callbacks and rework Maintain consistent quality standards Safety & Compliance Enforce OSHA and company safety standards Ensure proper tool and equipment use Address unsafe conditions immediately Technology & Field Systems Enforce Salesforce Field Service usage Ensure job statuses are accurate and updated Verify photo documentation and notes Maintain clean field data for billing and reporting Payroll & Labor Tracking Support Audit field hours before payroll Verify correct labor allocation to jobs Flag discrepancies and resolve issues Workforce Training & Development Train and develop field employees Reinforce quality and production standards Develop crew leaders and future supervisors Qualifications 4-6+ years in construction, maintenance, or multifamily operations Proven experience leading crews or subcontractors Strong knowledge of turnovers, repairs, and construction workflows Ability to manage multiple jobs simultaneously Strong communication and problem-solving skills Experience with field service or work order systems preferred
Compensation & Benefits Salary:
