Job Summary:
Seeking an experienced Purchasing Manager to oversee purchasing, vendor relationships, pricing, materials, and purchasing operations for custom home projects. Roles and Responsibilities Manage purchasing for active custom home projects from initial selections and estimates through final completion. Develop and review project specifications to ensure accuracy with construction plans and budgets. Build and maintain relationships with subcontractors, suppliers, manufacturers, and vendors. Solicit, compare, and negotiate bids, pricing, terms, lead times, and availability. Prepare, issue, and manage purchase orders in line with approved budgets and project specifications. Monitor material pricing and identify cost saving opportunities and improved purchasing terms. Track long lead materials and communicate potential delays or availability issues to the construction team. Review selections, specifications, and plans to ensure ordered materials accurately reflect the approved scope of work. Maintain accurate pricing, vendor, and product information within purchasing and project management systems. Work with accounting to resolve invoice discrepancies, pricing issues, credits, and vendor statements. Review subcontractor and vendor invoices for accuracy against approved pricing and purchase orders. Assist with standardized pricing, scopes of work, and purchasing procedures. Maintain organized documentation of bids, pricing, purchase orders, selections, and vendor agreements. Assist with purchasing budgets and cost reports for individual projects. Price homeowner requested changes, including obtaining vendor and subcontractor pricing, reviewing costs, preparing change orders, and documenting scope and pricing changes. Address purchasing related issues to minimize impact on project schedules and budgets. Perform other duties as assigned. Qualifications Experience purchasing for a residential custom home builder. Strong knowledge of residential construction materials, subcontractor scopes, and the custom home building process highly preferred. Excellent negotiation, communication, organizational, and problem solving skills. Ability to manage multiple projects and priorities simultaneously. Experience with Buildertrend, estimating systems, purchase order systems, and Microsoft Office preferred.
