Job Description

Job Overview We are looking for someone to help us manage our rapidly growing and busy construction office. This position will require the right candidate to oversee, obtain and negotiate cost effective bids from suppliers and subcontractors, Estimate materials necessary for the construction of high end residential homes (single-family and multi-family), Maintains cost effective new home construction estimates and supporting budgets. Facilitates effective purchasing bids and employs quality contractors in alignment with budget objectives. Duties Assist construction project managers to estimate and adhere to proper budgets, create project schedules, and communicate project updates Direct subcontractor, vendor, and supplier process by assembling bid packages including scope of work, bidding process, and needed construction documents Prepare invoices, subcontracts, change orders, work orders, purchase orders, and punch lists Procurement and analysis of subcontractors' bids based on optimal pricing, markets, reliability, workload capacities and ability to meet established work schedules Review and Generate POs and Reports for new home starts Build and maintain budgets and pricing in purchasing software Generate and issue purchase orders Analysis of plans and quantity take-offs and obtain bids from subcontractors for new plans, plan modifications, etc. Facilitates construction agreements, scopes of work, bid contract confirmation documents while ensuring all information is up-to-date and accurate, including subcontractor insurance information Audit purchase orders/work orders for proper coding, accuracy, and approval Interface with architects and engineers Respond to calls/emails from subcontractors regarding contracts, field concerns, etc. and troubleshoot any issues that may arise Make purchase order updates as required Investigate, research, and resolve billing and payment inquiries; interface with accounting as needed and provide necessary documentation Interface warranty requests and coordinate with subcontractors Develop and maintain respect and communication with all team members, subcontractors, vendors, and clients Skills High school diploma or equivalent is required - some college highly preferred Basic accounting, bookkeeping, and math skills are desired. Experience with QuickBooks is a plus! Working knowledge of Microsoft Office Suite, specifically Excel and Outlook, Adobe Pro, internet-based programs such as Google Chrome. Knowledge and/or experience with project or construction management software, i.e. Builder Trend and aptitude to learn new software programs is helpful. Excellent organization, time management, attention to detail, and communication skills are valuable Organizes and articulates ideas clearly and concisely with the ability to prioritize multiple tasks with high-quality results Possess strong analytical skills, identifying discrepancies and inconsistencies Excellent organizational skills with attention to detail in documentation and recordkeeping Effective communication skills for collaborating across departments and negotiating with vendors
Pay:
$55,000.00 - $65,000.00 per year
