Job Description:

Purchasing Manager - Residential Homebuilding Seeking a Purchasing Manager to oversee purchasing and trade partner relationships for a single-family homebuilder. This role will manage vendor contracts, pricing, budgets, purchase orders, and options across active communities, ensuring homes are delivered on time, at target cost and quality.

Key Responsibilities:

Manage and negotiate contracts, pricing, scopes, and terms with trade partners and suppliers. Source and qualify new vendors and benchmark local market pricing. Maintain purchasing budgets, pricing matrices, allowances, and cost controls. Manage purchase orders, upgrades, change orders, and contract documentation. Monitor material/labor costs, lead times, and cost variances. Partner closely with Construction, Sales, Drafting, and Permitting teams. Review plans, specifications, and scopes to ensure accurate pricing and purchasing. Support new community/model launches and ongoing pricing updates. Maintain accurate purchasing records and ensure trade partners are properly contracted and documented.

Ideal Background:

2+ years of purchasing, estimating, or construction management experience within single-family homebuilding. Strong Excel and homebuilding ERP/purchasing system experience. Strong negotiation, vendor management, and cost-control skills. Ability to read blueprints, plot plans, and specifications. Knowledge of residential construction, permitting, and building codes. Comfortable working both in an office and visiting active construction sites.
