Primary Functions:
Provides leadership and oversight for the Homeownership Department, including foreclosure prevention, reverse mortgage and pre-purchase counseling, post-purchase counseling, homebuyer education, down payment assistance, and related community outreach activities. The position monitors monthly, quarterly, and annual production, reviews files for quality assurance and compliance, prepares reports for affiliates and grantors, and represents NHSSN with prospective clients, community partners, funders, and public audiences.
Specific Responsibilities:
1. Works with CEO, CFO, and COO to establish and prioritize monthly, quarterly, and annual production goals based on yearly budgets. 2. Supervises, supports, trains, coaches, and evaluates Homeownership Department staff, including housing counselors, to ensure consistent service delivery, compliance with HUD, NeighborWorks, grantor, and NHSSN requirements, and progress toward annual work plan, grant, production, and service quality goals. 3. Conducts monthly documented one-on-one meetings with direct reports and submits required supervisory documentation, including coaching notes, corrective action documentation, merit increase letters, and other personnel records, in accordance with NHSSN Human Resources procedures. 4. Provides recommendations on compensation, promotion, corrective action, and termination matters, subject to required CEO, COO, and Human Resources approval and documentation procedures. 5. Supports onboarding, offboarding, access transition planning, return of assigned equipment, department coverage, and communication of interim points of contact when staffing changes occur. 6. Oversees intake, underwriting, processing, escrow coordination, review, and approval of Down Payment Assistance files and, if applicable, Revolving Loan Fund applications in accordance with approved program guidelines, underwriting criteria, funding restrictions, and required documentation standards. 7. Reviews and approves monitoring reports before submission to the COO and/or funders. 8. Performs quality control on client files to ensure compliance with NHSSN and private and federal funding guidelines. 9. Reviews annual counseling policies and procedures to ensure alignment with grantor guidelines and applicable local, state, and federal funder requirements. 10. Develops partner training presentations for lenders and realtors, develops lender applications, and manages annual enrollment. 11. Develops and, when needed, updates presentations, handout materials, and partner referral information for the Homebuyer Education curriculum for first-time buyer classes, foreclosure workshops, and post-purchase workshops. 12. Establishes the schedule for Homebuyer Education classes, foreclosure workshops, and post-purchase workshops. 13. Recruits, interviews, and develops a roster of guest speakers for Homebuyer Education classes, foreclosure workshops, and post-purchase workshops. 14. Participates in recruitment, interviewing, and hiring recommendations for the Homeownership Department in accordance with NHSSN Human Resources policies and procedures; final approval, offer letters, onboarding, and personnel file processing must follow established NHSSN procedures. 15. The Director must be able to articulate NHSSN programs and services clearly and speak publicly to prospective clients, community leaders, funders, partner agencies, and other stakeholders. 16. Maintains a thorough understanding and knowledge of all mortgage lending options, Community Reinvestment Act products, homebuyer assistance programs, and related program guidelines. 17. Ensures that Homeownership Department services are delivered in accordance with applicable fair housing, equal opportunity, accessibility, privacy, consumer protection, and anti-discrimination requirements, including federal, state, local, funder, and NHSSN policies. 18. Maintains confidentiality of client information and ensures that client files, counseling records, financial documents, and loan assistance materials are handled, stored, and transmitted in accordance with NHSSN policies, funder requirements, and applicable privacy and data-security standards. 19. Supports the development of grant proposals, funder reports, program narratives, and fundraising strategies for the Homeownership Department by providing program data, outcomes, compliance information, and department updates as needed. 20. Education Requirements:
1. Three or more years of demonstrated experience and proficiency directly related to lending and real estate. 2. Four-year degree in a related field or a combination of college and/or work experience. 3. Knowledge of the mortgage lending process for FHA, VA, and Conventional program guidelines. 4. Knowledge and experience in developing curriculum for Homebuyer Education modules/workshops. 5. Knowledge and experience in case management. 6. Must have a proven track record of public speaking. 7. Exceptional verbal and written communication skills. 8. Exceptional organizational and time management skills. 9. Knowledge of and proficiency in Microsoft Office applications. 10. Working knowledge of Canva. 11. Bilingual English and Spanish skills preferred but not required. 12. As needed, the ability to travel out of town and/or out of state for training opportunities.. Required Certifications:
1. A valid Nevada driver's license. 2. Requires completion and certification of the following NeighborWorks Training Institute classes, listed in order of priority, within three years: a.

Post Purchase Education Methods (HO247) Maintains any required housing counseling certification or eligibility standards for staff who provide housing counseling under applicable HUD, NeighborWorks, grantor, and program requirements.
Work Direction :
Reports directly to the Chief Operating Officer and works closely with all Team Leaders, including the Chief Executive Officer and Chief Financial Officer.
Physical Effort :
Requires the ability to exert some physical effort, such as walking, standing, and light lifting; minimal dexterity in using fingers, limbs, and body in operating office equipment. It may require extended periods standing or at a computer terminal.
Office Hours:
Office hours are 7:00 a.m. to 5:30 p.m., Monday through Thursday, with a one-half-hour lunch break. This is a full-time position scheduled for 40 hours per week. Evening, night, weekend, or out-of-office work may be required to facilitate Homebuyer Education classes, complete projects or reporting requirements, attend training, and participate in community events
Salary Range :
$50k - $75k annually, with eligibility for an annual bonus in accordance with NHSSN policy.
