Type:

full-time The Project Manager is responsible for the success of the development and construction phases of a project, particularly as it pertains to achieving defined schedules and staying under budget. Leading the development team and working alongside the construction team, as well as the Director of Construction, the Project Manager will be responsible for hiring the architect, civil and structural engineers, landscape architect, surveyor, and third-party consultants to ensure all aspects of each project are coordinated, submitted, and approved in an accurate and timely manner. This includes working directly with Authorities Having Jurisdiction (AHJs) to entitle and permit each project, as well as coordinating with tenants on their design to ensure it aligns with jurisdictional and project requirements. The Project Manager will also attend hearings and represent SimonCRE when appropriate, and, depending on project needs, may manage and lead a Development Associate(s). Consult with the Senior Development Leaders & CEO to develop the project schedule Research municipality requirements and build a comprehensive timeline for every phrase of the entitlement process, entering all dates into the proprietary scheduling software. Hire and manage all professional consultants - architect, civil and structural engineers, landscape architect, surveyor, geotechnical engineer, and others as needed - ensuring accurate scopes, timely engagement, and holding them accountable to deadlines and deliverables throughout the process. Review and negotiate consultant contracts, including scope and pricing, to protect project terms and budget. Verify fees are correct for all professional consultants, permits, and entitlements, and coordinate with the Acquisitions Team to ensure the proforma is updated monthly and remains accurate while keeping the project on budget. Identify potential timeline roadblocks and cost pressures early, using a big-picture view of the project to keep schedule and budget on track. Review all plans for completeness and accuracy prior to submission to AHJ and/or Tenants. Train Development Associates on all procedures for the preparation and submittal of all entitlement, zoning, development, and permit applications to local municipalities Develop relationships with all government officials as required to help support and push for entitlement approvals Ensure building permits are received on time Collaborate efficiently and accurately on the coordination of all projects with the Dealmaker, Legal, Construction, and Dispositions teams. Marginal Duties Attend and represent SimonCRE at public hearings with municipalities as needed.
