Job Description

Stock Five Development, Inc. is seeking a highly organized and self-motivated Project Manager to oversee commercial retail development projects from lease execution through rent commencement. This position reports directly to the Development Manager and plays a critical role in delivering projects on schedule, within budget, and in accordance with tenant, municipal, and company requirements. The ideal candidate has experience managing commercial vertical construction projects and understands the entitlement, permitting, and preconstruction process for national retail developments. This individual will coordinate with consultants, contractors, municipalities, utility providers, and internal stakeholders to keep projects moving efficiently while proactively identifying and resolving issues. Key Responsibilities Manage commercial development projects from lease execution through rent commencement.

Maintain project schedules, budgets, and critical milestones.

Coordinate entitlement, permitting, and agency approval processes.

Review civil, architectural, structural, MEP, and landscape plans for completeness, constructability, and consistency with lease requirements.

Review jurisdiction comments and agency requirements; coordinate responses with consultants and design teams.

Solicit, analyze, and level contractor bids to ensure competitive pricing and complete scopes of work.

Review contractor scopes, proposals, value engineering opportunities, and project budgets.

Track project costs and assist with budget management throughout the development process.

Coordinate with architects, engineers, surveyors, geotechnical consultants, contractors, utility providers, and governmental agencies.

Communicate project status, risks, schedule impacts, and recommended solutions to the Development Manager and project team.

Ensure project documentation, permits, approvals, and project files remain accurate and current.

Identify potential schedule or budget risks early and proactively develop solutions.

Assist in maintaining project schedules and ensuring critical deadlines are achieved.
