This role requires full ownership of projects from preconstruction through closeout, including budgeting, scheduling, subcontractor management, and client coordination. The ideal candidate has experience operating in Southern California and understands local permitting, inspections, and jurisdictional requirements. Responsibilities Manage commercial construction projects from preconstruction through completion Develop and maintain project schedules, budgets, and cost forecasts Lead subcontractor bidding, scope review, and buyout process Oversee RFIs, submittals, change orders, and project documentation Coordinate with superintendents, subcontractors, architects, engineers, and clients Ensure compliance with Glendale and Los Angeles County building codes, permitting, and safety regulations Monitor project costs and proactively identify risks or delays Lead OAC meetings and maintain strong client communication Manage project closeout, punch lists, and final turnover Requirements 5-10+ years of experience with a General Contractor Proven experience managing commercial ground-up and/or tenant improvement (TI) projects Strong knowledge of construction scheduling, budgeting, and cost control Ability to read and interpret construction drawings and specifications Experience managing multiple projects simultaneously Familiarity with Glendale / Los Angeles permitting processes preferred Proficiency in Procore, Bluebeam, MS Project, or similar tools Strong leadership, communication, and organizational skills Benefits Competitive base salary Performance-based bonus Health, dental, and vision insurance 401(k) with company match Paid time off and holidays
