We partner with leading general contractors, owners, and design teams across Southern California , and we take pride in completing complex scopes safely, on schedule, and to specification . Position Summary We are seeking an experienced Project Manager to independently lead commercial glazing projects from contract award through final closeout, as well as manage a steady volume of fast-paced service projects (re-glazes, hardware service, broken glass replacements, warranty callbacks, and emergency response work) . The ideal candidate has a strong background managing curtain wall, storefront, and related glazing scopes , or comparable experience as a Project Manager in another specialty trade or commercial general contracting environment. This role is responsible for the financial, contractual, scheduling, and quality performance of assigned projects and service jobs, and serves as the primary point of contact with general contractors, vendors, and the field team. Key Responsibilities Manage assigned commercial glazing projects from preconstruction handoff through warranty closeout, including curtain wall, storefront, window wall, entrances, skylights, and related architectural glass scopes . Manage a concurrent portfolio of fast-paced service projects , including re-glazes, hardware service, broken glass replacements, warranty work, and emergency response , often juggling multiple service jobs simultaneously on short turnaround timelines . Review and interpret subcontract agreements, plans, specifications, shop drawings, and addenda to confirm scope, exclusions, and contractual obligations. Prepare, track, and manage submittals, RFIs, change orders, schedules of values, billings, and pay applications . Develop and maintain project schedules in coordination with the general contractor, suppliers, and Ramos field leadership, including procurement and long lead item tracking . Issue purchase orders to vendors and material suppliers (glass, aluminum, hardware, sealants, anchors, etc.) and verify pricing, lead times, and delivery logistics . Coordinate with estimating, fabrication, drafting, and field operations to ensure project budgets, labor hours, and material allowances are tracked and respected. Lead project meetings, including internal turnover, weekly OAC and subcontractor coordination meetings, and closeout walks . Manage change order exposure , document delays, and prepare time impact analysis or claim support when required. Maintain strong, responsive communication with service clients and property managers to support repeat business and quick-turn dispatch. Enforce job site safety compliance with Cal/OSHA standards in coordination with the field superintendent and safety team. Drive quality control through review of shop drawings, mockups, field measurements, and installation methods against contract documents and applicable standards. Maintain complete and organized project documentation , including correspondence, contracts, and closeout deliverables (warranties, O&M manuals, as-builts) . Mentor and provide technical guidance to junior project staff as needed. Build and maintain strong working relationships with general contractors, architects, owners, suppliers, and internal team members . Required Qualifications Minimum of 5 years of project management experience in commercial glazing , OR equivalent experience as a Project Manager in a related commercial construction trade (curtain wall, framing, exterior skin, facade, metal panel, or commercial general contracting) . Demonstrated ability to manage multiple projects of varying size and complexity simultaneously and independently , including fast-paced service work alongside larger new construction scopes . Strong working knowledge of subcontract agreements, scope review, change order management, and lien and payment processes in California. Proficient in reading and interpreting architectural and structural drawings, shop drawings, and specifications . Experience with project management and construction software such as Procore, Bluebeam Revu, Microsoft Project or Primavera P6, and Microsoft Excel . Familiarity with California Building Code, Title 24, and Cal/OSHA requirements . Strong written and verbal communication skills , with the ability to negotiate professionally with general contractors, vendors, and clients. Highly organized, detail oriented, and able to manage competing priorities under deadline pressure. Valid California driver's license , reliable transportation, and the ability to commute to our Los Angeles office and travel to active project and service sites in the greater Los Angeles area as needed. Authorized to work in the United States. Preferred Qualifications Direct experience with curtain wall, storefront, window wall, and unitized glazing systems from manufacturers such as Kawneer, YKK AP, Oldcastle, Vitro, Arcadia, US Aluminum, CRL, and FHC . Experience working on public works, prevailing wage, DIR registered projects, OSHPD/HCAI, DSA, or LAUSD . Bilingual English and Spanish (preferred) . Estimating exposure or the ability to support scope review on bid opportunities. Physical Requirements Ability to walk active construction sites, including uneven terrain, scaffolding, and elevated work areas . Ability to climb ladders and lifts to verify field conditions and quality of installation. Ability to lift up to 25 pounds occasionally. Comfortable working in an office environment for extended periods, including sitting and computer use.
