Job Summary:
We are seeking a motivated Associate Project Manager (APM) within our Development & Acquisitions Department to work on a team to plan and execute large-scale development and renovation projects across our real estate portfolio. The APM works closely with the Acquisitions & Development project team, as well as external vendors and cities to ensure projects are delivered on time, within budget, and aligned with the asset's business plan. Responsibilities include coordinating with architects, engineers and permitting agencies to advance the development efforts from concept to completion. The APM plays a key role in driving operational efficiency and enhancing property value through effective project execution. The Associate Project Manager for this role is responsible for coordinating development efforts, exercising discretion, and helping drive project execution and strategic objectives. The successful candidate will be proactive, organized, and capable of exercising independent judgment to keep multiple projects moving forward on any given day.
Duties & Responsibilities:
  • Work with architects, engineers, and consultants to ensure quality design and timely delivery of plans and reports
  • Manage and track plan submittals through the permit process, identify inefficiencies
  • Some field inspections and permitting agency visits required . Prepare project meeting agendas, document action items, and follow through to resolution. . Maintain project documentation, monitor progress updates, and communicate project status, risks, and recommendations
  • Ensure all close out items are received, completed, and/or filed properly and on time
  • Support the creation of RFP's, management, and negotiation /analysis of vendor bids
  • Create and process contracts, process invoices as needed
  • Support property acquisitions efforts as requested
  • Assist in developing and managing project schedules, budgets, target dates, and critical deadlines.
  • Identify delays or inefficiencies and implement corrective actions where appropriate
  • Additional responsibilities as assigned
Qualifications:
  • Bachelor's degree or equivalent experience
  • 2-4 years' experience in real estate development or related field
  • Demonstrated understanding of development principles
  • Outstanding verbal and written communication skills
  • Excellent interpersonal, customer service, and follow-through skills
  • Knowledge of project management software (MS Project, Bluebeam, Procore, Yardi)
  • PMP or equivalent certification preferred, not required Key Competencies
  • Capable of independently prioritizing and managing multiple concurrent projects
  • Recommend solutions to maintain project timelines and objectives
  • Exercises sound professional judgment and decision making
  • Strong problem-solving and critical thinking skills
  • Spots issues early and escalates appropriately
  • Collaborative, but able to work independently with minimal supervision
  • Detail- oriented and able to work multiple projects on any given day
  • Excellent verbal and written communication skills
