POSITION SUMMARY
Performs a broad range of administrative tasks in conjunction with the Repairs & Upgrades Field Operations. Responsible for providing subcontractor, field, office, and client support by creating, overseeing, and processing projects and proposals. The Project Manager coordinates with the Superintendent/Foreman for all site construction activities to successfully complete the project on schedule and within budget. This includes the preparation, ordering and staging of materials. Aids in good construction safety practices with all on-site activities.
PRINCIPAL ACCOUNTABILITIES
Reviews proposals and SOW with Management, Estimator, and Foreman for each applicable project via Pre-Job Takeoff Meeting Facilitates handoff meeting with Estimator; develops and reviews defined scope of work and produces project binder when necessary Attends preconstruction meetings as necessary Acquires permits Oversees procurement of materials and equipment Responsible for Submittals and RFI's Coordinates construction site activities and supports all field personnel to achieve project completion on schedule, within budget, and with quality workmanship that conforms to original plans and specifications Maintains construction schedule, identifies, and solves problems Tracks schedule at appropriate intervals and in a timely manner Understands and strictly follows project plans and specifications unless directed otherwise by the Department Manager or client Facilitates look ahead and planning Tracks job cost to stay on budget Reviews and verifies all invoices for accuracy prior to processing Ensures all subcontractor costs are accurate and properly documented Ensures all parts and materials are correct and accounted for Communicates with Project Coordinator to identify projects ready for billing versus those in work in progress (WIP) Prepares, schedules, and supervises completion of a final punch list, closing documents, and material warranties Coordinates with clients to ensure they are informed of the project schedule and kept up to date on all project developments Maintains positive relationships and coordinates with customers, contractors, vendors, and employees Communicates weekly with other departments Promotes job site safety, encourages safe work practices, and reports job site hazards immediately Conducts estimating as appropriate Understands and demonstrates the policies of the Health & Safety Program, Employee Handbook, and CORE Values Carries out company goals and adheres to CORE Values in all aspects of the role
JOB REQUIREMENTS
Any combination of education and experience that would provide the required skill and knowledge for successful performance would be qualifying. Typical qualifications would be equivalent to:
EDUCATION
High school diploma or equivalent.
EXPERIENCE
Two (2) or more years of experience in a related position.
SKILLS:
Be able to follow instructions and work independently. Must be very organized and willing to work in a team environment. Be professional and have good people skills when working with co-workers, clients, and other officials. Must have professional telephone skills. Organized and detail oriented. Responsible and professional with good people skills. Patience and time flexibility are important. Willingness to participate in on- going training and workshops.
JOB PROGRESSION
Project Manager I:
An entry to intermediate project manager with the ability to manage basic to intermediate level projects. Includes continued development and training in basic proposals, complex projects, budget tracking/ invoicing, State/ Federal regulations, and technical skills associated with the respective discipline.
Compensation:
$65,556.59 - $72,475.25
Project Manager II:
An established project manager demonstrating ability to manage multiple complex projects and/ or clients, prepare intermediate to complex proposals, independently execute detailed budget tracking/ invoicing, and demonstrate a high level of relevant technical proficiency. Demonstrates thorough knowledge of all applicable State and Federal regulations and the ability to train others on reporting, regulations and other applicable tasks.
Compensation:
$80,622.35 - $88,000.00
Project Manager III:
A highly experienced project manager demonstrating ability to manage multiple complex projects and/ or clients, prepare intermediate to complex proposals, independently execute detailed budget tracking/invoicing, and demonstrate a high level of relevant technical proficiency. Demonstrates thorough knowledge of all applicable State and Federal Regulations and the ability to train others on reporting, regulations and other applicable tasks. Project managers at this level are specialists and lead proposal and technical work in fields where they have demonstrated proficiency.
Compensation:
$92,000.00 - $100,866.37
Project Manager IV:
A senior-level project manager and recognized subject matter expert responsible for the strategic oversight of highly complex, high-risk, and/or high-value projects and key client relationships. Demonstrates advanced leadership in project delivery, proposal strategy, and business development within areas of demonstrated technical expertise. May supervise other employees.
Compensation:
$101,846.20 - $130,000.00 SUPERVISORY
RESPONSIBILITIES
Supervise 1-2 coordinators/business support positions.
EQUIPMENT USED
Must be able to operate computers demonstrating high proficiency in MS Windows, MS Outlook, Word, and Excel, PowerPoint & Adobe at a basic level. Must be proficient in using office machines including fax machine, copier, scanner, and telephone. FileMaker knowledge a plus.
TYPICAL PHYSICAL DEMANDS
Must have a valid Colorado Driver's license and required Colorado automobile insurance. Position requires regular vision and normal range of hearing. Employee must be able to lift 40 lbs. Must have manual dexterity sufficient to operate a computer keyboard and calculator. Position involves sitting 75% of the time.
TYPICAL MENTAL DEMANDS
Must be able to speak professionally and in a polite manner. Requires ability to adapt to change quickly with ever changing requests.
