Required Experience and Qualifications:
At least 5-10 years' experience working as a project manager in the commercial construction industry for a General Contractor, including experience managing multiple projects and mentoring junior project management staff Proficient with Procore and Microsoft Office. Proficient at Construction Document interpretation. Excellent understanding of construction means, methods and techniques for Civil, Architectural and Structural disciplines. An understanding of principles, methods, and techniques of Mechanical and Electrical disciplines. Proficient at Project Schedule preparation and MS Project. Ability to negotiate with the client and subcontractors. Good oral and written communications skills. Good time management, organizational and preparation skills. Ability to work well in a team environment. Strong leadership, communication, negotiation and problem solving skills
Position Responsibilities:
- Serve as the primary point of contact for Owners, Architects, Engineers and key project stakeholders.
- Lead and manage Assistant Project Managers and Project Engineers assigned to project teams
- Schedule and lead the Owner-Contractor Preconstruction conference. Thoroughly review and vet subcontractor proposals. Develop detailed vendor Scopes of Work and issue Subcontracts and Purchase Orders.
- Manage the Project Schedule development and adherence processes.
- Manage the Submittal process.
- Create Ward-Humphrey' Schedule of Values and Payment Application.
- Manage the billing process from vendors and to Owner.
- Manage the RFI process.
- Manage the Change Proposal to Change Order process.
- Manage multiple projects simultaneously ranging from $1M to $15M in value.
- Identify project risks and develop strategies to mitigate schedule, budget, quality and contractual impacts.
- Schedule and lead the ongoing Project Progress meetings.
- Manage/Maintain Ward-Humphreys electronic project files.
- Remain in contact with the client and superintendent throughout the project to ensure Safety, Schedule Adherence and Quality Control.
- Manage the Project Close-Out process.
