Executive Vice President & COO FSLA:
Exempt Objective:
Provide oversight in managing the entire project life-cycle from start-up through closeout; and ensure that the Owner's budgetary and schedule objectives are exceeded. Represent Windover to all external clients.RESPONSIBILITIES RFP
(Request for Proposal)Stage:
The purpose of an RFP is to help a client assess whether Windover has the qualifications, experience, and resources to complete the project. Windover needs to respond to an RFP based on the detailed requirements and the process typically includes an interview. Works with Project Executives and participates in opportunity pursuits and external interviews necessary to win new projects.Preconstruction:
The preconstruction phase is the preliminary planning stage requires on all projects before construction begins. This is the time to understand the project documents, plan logistics, identify clients needs, and recognize potential risks. Recognizes, identifies, and plans for potential risks. Identifies clients' needs and communicates them to the team keeping them in the forefront during the entire project. Collaborates with the estimating team to complete each budgeting phase of the project as necessary. Develops general conditions study and general requirements study to be included in the budget. Drives the entire project team to identify project phasing if necessary. Identifies potential long lead items to prioritize buyout of trades. Drives and/or oversees the purchasing process. Negotiates contract values. Strategizes, anticipates, and plans for project challenges. Manages the purchasing process of trade partners (targeted to be completed within 60 days from release). Drafts and reviews scopes of work. Initiates and finalizes the control budget based on the agreed-upon contractor value and SOVs.Construction:
The construction phase is the physical execution stage of the project. Deadlines are frequent and are important to maintain for the project's duration. Frequent and consistent communication is required with all members of the project team. Depending on the project size, team size, and other variables specific to the project, this phase can be very intense and may require additional time to meet daily, weekly, and monthly deliverables. Works in close partnership with the Project Manager, Project Team, and the Project Superintendent. Is aware of all things project related. Develops and maintains relationships to strengthen the commitment to the project team; cultivates a cohesive team. Addresses delays, emergencies and other project issues. Creates, reviews, and understands project scope, schedule, goals, and Windover/Client contract by reviewing drawings, specifications and contracts. If required, updates and maintains all project logs (RFIs, submittals, procurement, budget change management), and prints copies for recurring project meetings.Financial Management:
The Senior Project Manager is ultimately responsible for the financial management of the project.Change order process:
project scope changes occur on every project; is able to identify if there will be financial implications to the project. Always maintains a complete understanding of the project budget, including: holds, allowances, uncommitted costs as well as potential additional costs. Reviews and thoroughly understands proposals Understands and identifies schedule impact. Runs financial meetings with client and design team. Drives the execution of change orders with the client to not delay trade partners and their billings.Billing:
Bimonthly or monthly billing is required n each project and it is the senior project manager's responsibility to ensure that billing is completed accurately and in a timely manner. Timely billing is vital for constant cash flow. Supports project accounting for the collection of project invoices. Reviews, codes, and approves project cost reports in ASAP invoicing. Creates/assists owner bill in Timberline. Submits the owner bill in draft and final versions in a timely manner.Forecasting:
Understands current costs and estimates future costs and expenses associated with the project. The senior project manager is ultimately responsible for accurate forecasting. Identifies project cashflow; maintains and updates monthly. Reviews project budget and confirms for accuracy. Consistently creates and distributes monthly PSR's by deadline. Runs internal PSR meetings.Close-out:
The close-out phase is the final stage of the project and involves wrapping up all aspects of the project prior to it being handed over to the client. Like all phases, it is imperative to complete all aspects of closeout in a timely manner. Creates and ensures accuracy of the close-out checklist in excel. Ensures the Operations and Maintenance (O&M) checklist has been created. If required, assists with communication of the punch list process. Ensures the O&M manual has been distributed within 30 days of project completion. Actively manages financial close-out. Manages the project team by entering trade partner performance ratings. Compiles a list of Lessons Learned for review with the team to improve partner development with existing clients as well as the refinement of master scopes to prevent repeating project related mistakes. Schedules and oversees a project post-mortem meeting Schedules one-year warranty walk.Leadership:

A senior project manager's leadership directly influences the team's performance, project outcomes, and overall client satisfaction.Team Building & Development:

Strong understanding of plans, specifications, and requirements. Strong knowledge of building materials and products. Vast knowledge of experience with means and methods of commercial construction. Knowledge of construction contracts, construction law as well as bonding & insurance requirements. Possesses solid negotiation and contract management skills. Adept at MS Office, Procore, Bluebeam, etc.Personal Attributes:

Bachelor's degree with a minimum of 15 years of general contracting experience.
