Maryland Project Manager - Commercial Roofing & Waterproofing
The Opportunity We are seeking an experienced Project Manager to take ownership of commercial roofing and waterproofing projects from initial turnover through final completion. This position combines project leadership, financial oversight, client communication, procurement, and field coordination. The successful candidate will be comfortable managing several active projects simultaneously and working closely with customers, field leadership, subcontractors, suppliers, consultants, and internal teams. We are looking for someone who understands how to keep projects moving while protecting schedule, quality, safety, and profitability. What You'll Be Responsible For Take ownership of assigned commercial roofing and waterproofing projects following contract award and carry them through final closeout. Develop project plans and coordinate schedules, Client requirements, materials, documentation, and key milestones. Partner with field leadership to ensure crews have the information and resources necessary to perform work efficiently. Coordinate material purchasing, lead times, deliveries, and other project-related procurement. Manage submittals, product information, shop drawings, and approval documentation. Review project costs and maintain financial control of assigned work throughout the project lifecycle. Identify changes in scope, determine cost and schedule impact, and prepare appropriate change-order documentation. Develop monthly payment applications, billing documentation, forecasts, and progress updates. Maintain consistent communication with owners, general contractors, consultants, vendors, and other project stakeholders. Visit active jobsites regularly to evaluate production, workmanship, schedule, safety, and overall project conditions. Work with Superintendents and field personnel to resolve jobsite challenges before they negatively affect the project. Review subcontractor and vendor invoices for accuracy and proper allocation. Maintain organized project records and provide management with timely updates regarding schedule, financial performance, risks, and outstanding issues. Drive projects toward successful completion, including punch-list resolution, final documentation, billing, and customer acceptance. Build strong client relationships that encourage repeat business and long-term partnerships. What We're Looking For Previous Project Management experience in commercial roofing, waterproofing, building envelope, exterior restoration, or a closely related specialty construction trade. Strong understanding of commercial construction processes and field operations. Experience managing project budgets, cost tracking, billing, change orders, purchasing, and subcontractors. Familiarity with commercial roofing and/or waterproofing systems is strongly preferred. Ability to read and understand construction drawings, specifications, contracts, and project scopes. Strong organizational skills with the ability to manage multiple projects and competing deadlines. Excellent written and verbal communication skills. Comfortable working directly with customers as well as Superintendents, Foremen, subcontractors, and suppliers. Strong problem-solving skills and the ability to make timely decisions in a fast-moving construction environment. Working knowledge of standard construction and project-management software. Ability to travel to active project sites as required. Ideal Background We are particularly interested in candidates who have managed projects involving one or more of the following: Commercial low-slope roofing TPO, EPDM, PVC, or modified-bitumen roofing systems Waterproofing and air/vapor barrier systems Roof replacement and restoration Building-envelope construction Sheet metal and flashing Concrete or masonry restoration Sealants, coatings, and related exterior building systems Why This Opportunity This position offers an experienced construction professional the opportunity to manage projects with a high degree of ownership and visibility.
