Job Description

Summary/Objective Participates in the conceptual development of a construction project and/or other maintenance needs and oversee its organization, scheduling, and implementation. Essential Functions 1. Work with contractors, property managers and associations (including a Board of Directors and/or individual homeowners) to plan, organize and direct activities concerned with construction projects and/or maintenance needs. 2. Establish project objectives, procedures, and performance standards within boundaries of company policy and contract specifications. Confer with supervisors to discuss such matters as work procedures, complaints, and construction problems. 3. Initiate and maintain liaison with the Association and other contacts to facilitate project activities. 4. Monitor and control projects through administrative direction of on-site foremen to ensure project is completed on schedule and within budget. 5. Investigate potentially serious situations and implement corrective measures. 6. Represent company in project/board meetings and attend board meetings (as necessary and/or scheduled) for each association. 7. Work with contract administrator to manage financial aspects of contracts to protect associations interest and simultaneously maintain good relationship with the customer. 8. Interpret and explain plans and contract terms to staff, workers and clients. 9. Formulate reports concerning such areas as work progress, costs, and scheduling. Work Environment The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. This position is performed in outside weather conditions and inside office environments. Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 40 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. The employee must occasionally be able to work from heights. Position Type/Expected Hours of Work This is a full-time position Hours of work are Monday through Friday, with attendance at evening board meetings as needed. Preferred Education and Experience In-depth understanding of construction procedures, material, and project management principles Proven experience in construction or project management preferred. Property Management knowledge is a plus Construction experience/knowledge Sales experience Good knowledge of MS Office Familiarity with construction/project management software Outstanding communication and negotiation skills Excellent organizational and time-management skills A team player with leadership abilities Existing MN Qualifying Builder license or willingness to get license (Training Provided) Other Duties Please note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job.
