We work hand-in-hand with our clients from concept to move-in and we're looking for a Project Manager who shares our passion for building lasting relationships and exceptional homes. The Role As Project Manager, you'll be the driving force behind each custom home build and the first point of contact for our clients. Ultimately the person responsible for keeping every project on schedule, on budget, and true to the contract specifications. You'll manage the full lifecycle of a project: from estimating and contract negotiation, through permitting, scheduling, and quality control, to final client walkthrough and turnover. This is a high-impact role for someone who thrives on solving problems, building trust with clients and trade partners, and taking pride in delivering a finished home that exceeds expectations. What You'll Do Pre-Construction & Budgeting Partner with ownership and management to build estimates and secure new projects Value engineer plans with architects, engineers, and clients to reach final contracts Manage the entire budget lifecycle in BuilderTrend - from initial proposals to final approved budgets, purchase orders, and change orders Negotiate with vendors and subcontractors to secure competitive, quality-driven agreements Project Execution Lead project kick-off meetings with superintendents, trade partners, architects, and clients Secure permits and coordinate inspections with local jurisdictions Develop and maintain project schedules, holding subcontractors accountable to the critical path Conduct regular jobsite visits to monitor quality, safety, and progress Perform material takeoffs (PlanSwift) and oversee timely material delivery with the superintendent Identify and resolve conflicts in construction documents alongside architects, engineers, and trade partners Client Experience Serve as the client's primary point of contact throughout the build Guide clients through the selections process alongside designers and vendors Track allowances and manage change orders, ensuring client sign-off before work proceeds Deliver a smooth, well-communicated experience from groundbreaking to final walkthrough Financial & Reporting Create monthly client invoices and complete draw requests for lenders Code and approve vendor/subcontractor bills by the 25th of each month Meet monthly with management to review budget, profitability, and schedule for each project Identify overages, savings opportunities, and areas to improve profitability Closeout Manage punch list development and resolution to minimize warranty items Lead client turnover walkthroughs and introduce the warranty process Ensure all documentation, manuals, and inspections are complete and delivered to the client What We're Looking For Strong understanding of construction processes, materials, and project management principles Excellent verbal, written, and interpersonal communication skills Proven negotiation skills and comfort managing vendor and subcontractor relationships Highly organized with strong time-management skills and the ability to juggle multiple projects Proficiency in Microsoft Word, Excel, and PowerPoint; familiarity with construction management software (BuilderTrend experience a plus) A team-oriented leader with sound judgment, attention to detail, and a client-first mindset Ability to work both independently and collaboratively with a broader project team Comfort with physical demands of jobsite visits: climbing ladders/stairs, lifting up to 50 lbs regularly (100 lbs occasionally), and navigating active construction sites Schedule & Compensation This is a salaried, full-time position (40 hours/week baseline), with flexibility to match the needs of active projects. Work hours generally run 7:00 AM-7:00 PM, with occasional evening communication as projects demand.
