This role is responsible for planning, coordinating, and supervising projects from pre-construction through completion while maintaining schedules, budgets, quality standards, and client satisfaction. This is a high-earning, performance-driven position. The right candidate will typically manage 3-5 new construction projects and 2-3 fix-and-flip renovations at any given time, with compensation structured so that the majority of total earnings comes from performance bonuses tied to budget and timeline targets. The ideal candidate will have strong residential construction experience, exceptional communication skills, and the ability to manage subcontractors, vendors, inspections, and homeowners in a fast-paced environment. From day one, this role will involve taking on at least three new projects. Compensation & Benefits We offer a base salary plus an aggressive, transparent bonus structure designed to reward results. The majority of total compensation comes from performance bonuses—there is significant earning upside for a driven project manager.

Base salary:

$70,000-$90,000, based on experience and qualifications Performance bonuses tied to agreed-upon budget and timeline targets on each project, paid upon Certificate of Occupancy (CO) or sale of the property Realistic total compensation: $120,000+ in year one, with $150,000+ achievable after year one for strong performers Car allowance Cell phone allowance Paid time off Growth opportunities within a fast-growing residential builder Detailed compensation and bonus plans are documented and will be reviewed directly with qualified candidates during the interview process Essential Duties & Responsibilities Project Management Manage residential new construction and renovation (fix-and-flip) projects from start to final completion Develop and maintain project schedules and milestone timelines Coordinate all construction activities to keep projects on schedule and within budget Monitor job progress and identify potential delays before they impact completion dates Conduct regular site visits and project inspections. Supply weekly digital reports on each project as well as a detailed plan for the following week. Subcontractors & Suppliers Schedule and supervise subcontractors and suppliers Coordinate material deliveries and verify proper quantities and quality Ensure subcontractors meet project timelines and quality expectations Resolve field issues and conflicts quickly and professionally Budget & Cost Control Monitor project budgets and costs Review invoices, purchase orders, and subcontractor payments Assist with estimating and change-order management Track allowances and selections Client & Compliance Serve as primary homeowner contact during construction Coordinate homeowner selections and project decisions Ensure work meets company standards and applicable codes Coordinate permits and inspections Maintain project documentation and closeout procedures Qualifications Required Minimum of 3 years of residential construction management experience Strong knowledge of residential construction methods and sequencing Ability to read and interpret plans and specifications Experience managing subcontractors and schedules Strong organizational and communication skills Valid driver's license and reliable transportation Background check and previous references will be required Preferred Experience with custom homes and major renovations Experience managing fix-and-flip renovation projects Knowledge of Wilmington / coastal North Carolina building practices Experience with contractor software About Onshore Ventures LLC Onshore Ventures LLC is a Wilmington-based residential builder specializing in custom homes, remodels, and residential development projects.
