Through its specialized divisions—Clean-in (cleaning), Paint-in (painting), and Floor-in (floor care)—the company provides comprehensive services to keep properties move-in ready and well-maintained. Service In supports same-day turnovers, recurring janitorial services, and common-area care to ensure a consistent resident experience. We currently partners with more than 400 properties across North Carolina, completing over 250 turns per day. Role Description We are looking for a highly accountable Project Manager to lead day-to-day operations for our Painting Division and ensure the successful, profitable execution of multifamily painting projects. Reporting directly to our COO, you will lead a field operations team consisting of Assistant Project Managers (APMs), Superintendents, and painting contractors. This role requires someone who can operate effectively in a fast-paced environment where jobs are constantly being added, changed, accelerated, delayed, or rescheduled. The ideal candidate understands that successful painting operations require strong scheduling, contractor management, quality control, client communication, financial awareness, and the ability to make fast decisions when problems arise. What You'll Do Leadership & Crisis Management Serve as the primary point of contact for operational questions, emergencies, and field issues within the Painting Division. Directly manage, route, and support a team of Assistant Project Managers (APMs), Superintendents, and painting contractors. Provide clear direction to APMs and field teams regarding daily priorities, expectations, quality standards, and client requirements. Troubleshoot contractor issues, schedule changes, access problems, material shortages, weather delays, and sudden client needs with immediate, decisive action. Hold APMs and contractors accountable for performance, communication, professionalism, and quality. Develop APMs by providing ongoing coaching, training, and accountability. Ensure the field team understands that quality and customer satisfaction are non-negotiable. Client Communication & Management Act as the primary operational contact for assigned painting clients. Build and maintain strong relationships with property managers, regional managers, and other client contacts. Proactively communicate scheduling updates, delays, quality concerns, project changes, and other job-related issues. Work closely with Account Executives (AEs) on change orders, scope expansions, additional work, quotes, proposals, and job approvals. Identify opportunities to expand painting services within existing accounts. Address client complaints and quality concerns quickly and professionally. Ensure client expectations are clearly communicated to the field team and followed through to completion. Job Dispatching & Field Operations Assign and dispatch painting contractors to specific projects based on capacity, location, skill set, availability, and project requirements. Monitor the future painting pipeline to ensure adequate contractor capacity and staffing. Maintain accurate schedules and ensure all job notes, access information, scopes, and special instructions are up to date. Coordinate multiple active painting projects simultaneously across assigned markets. Route APMs and Superintendents to active job sites to perform Quality Control (QC), verify progress, and address field issues. Ensure APMs are regularly in the field, particularly at new properties, with new contractors, on larger projects, and on projects experiencing quality concerns. Review field photos and job updates to verify work is progressing according to scope and quality expectations. Execute a daily check-out process by ensuring all active jobs are properly updated by 6:00 PM, including completed, rolling, delayed, or rescheduled projects. Identify projects that are at risk of missing deadlines and take immediate corrective action. Painting Operations & Quality Control Ensure every painting project is executed according to the approved scope of work and property specifications. Review project requirements with APMs and contractors before work begins. Establish and enforce consistent painting quality standards across all markets. Monitor contractor performance and identify contractors who consistently produce quality issues, miss deadlines, or fail to meet expectations. Require APMs to proactively identify quality issues before the client does. Conduct or coordinate with APMs inspections for new contractors, new properties, large projects, redos, and projects with recurring quality concerns. Ensure punch-list items are addressed promptly and verified before the project is considered complete. Track recurring quality issues and implement corrective action plans when necessary. Financial & Administrative Oversight Review and sign off on all painting job quotes prepared by AEs to verify scope feasibility, labor requirements, and target margins. Ensure quoted scopes can realistically be completed within the proposed timeline and budget. Create and maintain detailed painting spec sheets so field teams know exactly what is required for each project. Review project scopes for accuracy and identify missing work, potential change orders, or scope concerns before work begins. Order, track, and manage necessary paint, materials, supplies, and equipment for projects when applicable. Monitor project profitability and identify issues that could negatively impact margins. Approve and sign off on contractor payroll and payments. Verify completed work before approving contractor payment when appropriate. Track contractor performance, production, quality, and reliability to support future contractor allocation and decision-making. How We Measure Success (KPIs)
