About Astral Weeks Development Astral Weeks Development is a privately held real estate development and management company founded in 2001, focused on uniquely positioned assets within dynamic urban neighborhoods. The firm develops and invests in residential, commercial, hospitality, student housing, and mixed-use projects, with a particular emphasis on design-driven development and long-term value creation. As an owner, operator, and manager of its properties, Astral Weeks oversees projects from acquisition and design through construction, leasing, sales and asset management. Position Overview Astral Weeks Development is seeking a Senior Project Manager with 7-10 years of experience managing ground-up multifamily design and construction, ideally within luxury residential development. This individual will be the main point of contact between the development team and outside contractors, and oversee projects from pre-development through completion, ensuring delivery on schedule, within budget, and to the highest quality standards. Key Responsibilities
  • Manage the full lifecycle of ground-up development and construction projects from pre-construction through completion and close-out.
  • Coordinate with architects, engineers, consultants, contractors, and ownership to achieve project objectives.
  • Maintain a strong focus on design integrity and construction quality.
Preconstruction oAssist the development team in managing consultant onboarding, design process, public agency approvals, contractor bid and award process oRequest and evaluate proposals from project consultants and vendors oBuild out and regularly update project schedules oWork with project team to identify and evaluate potential cost savings and value engineering opportunities throughout the process oManage preconstruction logistics (site surveys, pre con surveys, monitoring and site safety plan preparation, contractor mobilization, demolition oversight, etc.) Construction oTrack construction progress and proactively address schedule and budget issues as they arise. oConduct regular site visits and maintain communication with general contractors and consultant team, ensuring adherence to the project documents and quickly troubleshooting onsite issues as they arise. oManage submittal, shop drawing and RFI process ensuring communication is flowing through the entire project team. oAssist with project budgeting, cost tracking, and payment applications, as well as evaluation of change orders and tracking of exposure against project contingency. oRegularly monitor TCO/C of O progress including inspections and signoffs and interface with project expediter and project team to achieve timing objectives. Closeout oManage punch list process in conjunction with GC, architect and buyers oMonitor and manage final C of O progress and interface with project expediter and project team to achieve timing objectives oWork with development team on final closeout of requisitions and final warranties, O&M and project documentation Qualifications o7-10 years of experience in construction project management or development project management. oProven experience managing ground-up multifamily projects, preferably luxury residential. oExperience running projects from inception through completion. oStrong understanding of construction methods, materials, and sequencing. oStrong understanding of NYC DOB and public agency approvals, inspections and signoffs. oAbility to review construction drawings, specifications, and budgets. oExcellent organizational, communication, and problem-solving skills. oStrong attention to detail and commitment to delivering high-quality projects. oExperience working in the New York City construction environment is required.
