President & VP / Ownership About Metropolitan Realty Metropolitan Realty is a family-owned real estate development firm headquartered in Ridgewood, Queens. We own and manage a diverse portfolio of commercial office, retail, industrial, and free-market residential properties -- including the Bohack Square building -- and self-perform construction and renovation through our affiliated company, MRM Property Group, led by a licensed general contractor. We run our own buildings, execute our own work, and hold a high standard for how our properties look and operate. We are actively growing our portfolio across northern Queens. The Role This is our primary field position and our most immediate hire. You will be the person on the ground -- diagnosing and resolving building issues, managing the subcontractors and vendors who perform the work, and ensuring every job is completed to standard, on schedule, and within budget. The work is varied and fast-moving: one day may involve routine maintenance and tenant requests; the next may involve walking an active renovation alongside subcontractors, or supporting a property transaction across the tri-state area. We are looking for someone who takes ownership of problems, exercises sound judgment, and thrives in a hands-on environment with broad day-to-day responsibility. We will provide direct training in construction and trade specifics from our licensed GC. What we cannot teach is reliability, initiative, and the follow-through to see a problem through to resolution. You will work directly alongside the owner on a day-to-day basis and coordinate with a small team of building staff and regular trade partners. As the portfolio expands, this role is expected to grow with it -- with the potential to take on broader project management responsibilities and, over time, a supervisory function. Key Responsibilities Operations & Maintenance
  • Own on-site repair and maintenance requests across the portfolio from initial report through full resolution, ensuring tenant satisfaction at each step.
  • Diagnose field issues, prioritize by urgency, and coordinate the appropriate trade or vendor response -- handling minor repairs directly when practical.
  • Serve as the primary field contact for tenants, building staff, and subcontractors, including for urgent and after-hours matters.
  • Manage concurrent requests across multiple properties and maintain visibility on every open item until it is closed. Project & Vendor Management
  • Oversee day-to-day execution of renovation and build-out projects: define scope, solicit and evaluate bids, and keep budgets and timelines on track.
  • Schedule, supervise, and hold subcontractors and vendors accountable for quality, cleanliness, and completion -- reviewing work before authorizing payment.
  • Provide ownership with clear, timely updates on the status of each active project and open repair item.
  • Continuously raise the standard for how finished work presents across the portfolio. Construction Knowledge & Supporting Responsibilities
  • Develop working knowledge of building systems and construction best practices through direct mentorship from the owner, a licensed GC.
  • Support the leasing of available commercial and residential units portfolio as turnover arises.
  • Assist with property transactions and support ownership on lender, broker, and vendor relationships -- including organizing materials and coordinating follow-up.
  • Conduct market and prospect research to support ownership's growth efforts across northern Queens. Technology & Research
  • Use AI tools (such as Claude) for project and property management tasks -- drafting, scheduling, research, and streamlining workflows -- as part of our push to run leaner and smarter.
  • Run market and property research to support ownership's acquisition and growth strategy across northern Queens. Qualifications
  • 1-3 years of experience in property operations, facilities management, construction, or a field-based role; candidates with less experience but strong field instincts are encouraged to apply.
  • Strong problem-solving ability and a track record of following through until work is actually done.
  • Organized and self-directed; capable of managing multiple repairs, vendors, and projects simultaneously without dropping priorities.
  • Excellent written and verbal communication; confident dealing with tenants, vendors, and professionals.
  • Valid driver's license and willingness to travel among properties within the tri-state area.
  • Trade, construction, or real estate licensing is a plus, not a requirement.
  • Advanced Microsoft Office skills; familiarity with Yardi or willingness to learn is a plus.
  • Comfort with technology and genuine curiosity about using AI tools to work more efficiently.
