Job Description

We are a company specializing in returning homes and properties to their pre-loss condition following water, fire, smoke/puff back, and other property damage . We are looking for an experienced, organized, and highly motivated Restoration Project Manager to oversee residential restoration projects from the initial loss through completion. The Project Manager will be responsible for managing the overall project, including communication with homeowners and insurance adjusters, coordinating subcontractors and crews, reviewing scopes of work, monitoring schedules and budgets, and ensuring projects are completed properly and professionally. The ideal candidate has hands-on experience managing insurance restoration projects and understands the relationship between the homeowner, restoration contractor, and insurance company. Key Responsibilities Manage residential restoration projects from initial assignment through final completion. Serve as the primary point of contact for homeowners throughout the restoration process. Communicate regularly with homeowners, insurance adjusters, property managers, subcontractors, vendors, and internal staff. Review insurance claims, scopes of work, estimates, and project requirements. Coordinate with insurance adjusters regarding scope, pricing, changes, supplements, and additional work. Develop and maintain project schedules to ensure work is completed efficiently and on time. Coordinate restoration crews, subcontractors, trades, material deliveries, and inspections. Monitor project progress and address scheduling, material, labor, or customer issues as they arise. Conduct or coordinate job-site inspections and ensure work meets company standards. Review project scopes to ensure all required work is identified and properly documented. Identify additional or unforeseen damage and work with the appropriate parties to document and submit supplements. Maintain accurate project documentation, including photographs, estimates, change orders, work authorizations, and insurance correspondence. Ensure homeowners understand the restoration process, project expectations, schedules, and any changes to the scope of work. Monitor project budgets, labor, materials, subcontractor costs, and overall job profitability. Review invoices, purchase orders, subcontractor bills, and project-related expenses. Coordinate with the office and accounting team to ensure proper billing and collection of project payments. Track deductibles, insurance payments, supplements, and outstanding balances as needed. Perform quality-control inspections throughout the project and prior to completion. Manage customer expectations and resolve issues quickly and professionally. Ensure projects comply with applicable company procedures, safety requirements, and industry standards. Maintain consistent communication and documentation within the company's project management system. Close out completed projects, ensuring all documentation, payments, and customer requirements have been addressed. Qualifications Previous experience as a Project Manager in property restoration, construction, or insurance restoration required. Strong understanding of homeowners insurance claims and the restoration process . Experience working directly with insurance adjusters and carriers. Knowledge of water, fire, smoke/puff-back, mold, contents, and/or reconstruction projects. Experience reviewing insurance estimates, scopes of work, and change orders. Ability to identify additional work and effectively manage supplements . Strong project scheduling and coordination skills. Excellent customer service and communication skills. Strong organizational skills and exceptional attention to detail. Ability to manage multiple projects simultaneously. Strong problem-solving and decision-making abilities. Ability to work independently and take ownership of projects. Valid driver's license and reliable transportation. Preferred Experience Experience with Xactimate and/or XactAnalysis . Experience with restoration software such as DASH, Encircle, CoreLogic, or similar platforms. Experience managing subcontractors and multiple trades. Experience with residential reconstruction and remodeling. Familiarity with building materials, construction processes, and residential building practices. Experience with QuickBooks or other accounting/project management software. You must be able to manage the homeowner, the insurance company, the adjuster, the trades, the budget, and the timeline while maintaining excellent communication throughout the process. You should be comfortable having difficult conversations, solving problems in the field, following up with insurance companies, identifying opportunities for supplements, and making sure nothing falls through the cracks.
